This week saw the launch of a new and high profile marketing campaign by property portal Zoopla, including some rather interesting TV commercials. With Rightmove appearing to be the highest profile property portal, why does Zoopla believe in itself to the extent that it continues to market its offering at such a huge cost.
“Vendors know that the key to selling their property, at the right price and in the right timescales, is good marketing and a good estate agent. Therefore, vendors still ask us the question “are you on Rightmove?”, – Peter Barlow, MD of Edward Mellor Estate Agents.
Research carried out in 2016 by Harris Interactive showed that home movers use more than one property portal. Further data from Nielsen showed that whilst 32% of homemovers used both Rightmove and Zoopla, a rather surprising 35% used Rightmove alone, but 33% of homemovers only used Zoopla.
“Zoopla is a massive part of our marketing of properties and whilst they seem to be overlooked by vendors, we have continued to work with Zoopla because of the volume of enquiries we get from people looking at their site. In the first 3 months of 2017, we received 4,094 email enquiries through Rightmove but also a further 3,346 through Zoopla. Not being on Zoopla would be like me saying to a vendor that there are 10 people out there who might buy your house, but I am only going to tell 5 or 6 of them about it, is that OK?”
Many agents, particularly the local independent businesses, chose to cancel their contract with Zoopla when the property market stalled in 2008 and are still only listing their properties on Rightmove, so the management at Zoopla know that there is still a huge prize for them out there. What they need is for more people to understand that their agent is selling them short by being just on Rightmove and choose an agent who offers both.
