Stamp Duty Extension New Instruction Offer – ‘Fast or Free’

By entering into a signed Sole Agency Agreement with Edward Mellor Estate Agents during the month of March & April 2021, the Vendor will benefit from free estate agency selling fees for in the event that a sale is not agreed/under offer within 8 calendar weeks of the property being made available for sale.
The Vendor agrees to use the services of a suitably qualified conveyancer who is a member of the Edward Mellor referral panel and will accept their terms within 7 days of the property being made available for sale.
The Vendor, where buying onwards with a mortgage, will attend a phone or virtual mortgage appointment with a representative of Edward Mellor Financial Services within 7 days of the property being made available for sale.
The Vendor agrees to market their property at a “competitive” price, as advised by the local valuer in the price triangle.
A sale agreed/under offer is when the Vendor accepts an offer from a prospective buyer. If the vendor chooses not to accept an offer within 2% of the marketed price, the 8 week period will start again from the date of that offer.
If, after agreeing a sale, the transaction falls through, a new 8 week period will commence as soon as the property is made available again.
If the Vendor suspends marketing or refuses or unreasonably delays viewings, the offer of free estate agency fees will be withdrawn.
