July 2026 – Bank of England Holds Base Rate at 3.75%: What It Means for the Property Market

The Bank of England

The Bank of England has held the Base Rate at 3.75%, keeping it unchanged following its latest meeting.

The decision was announced on Thursday 30 July 2026, with six members of the Monetary Policy Committee voting to keep the rate at its current level. Three members voted for an increase to 4%.

The Base Rate has remained at 3.75% since December 2025.

The latest figures from the Office for National Statistics show that inflation fell to 2.6% in June 2026, down from 2.8% in May.

Although inflation is moving closer to the Bank of England’s 2% target, the Bank expects it to rise again later in the year. Higher energy prices and continuing global uncertainty could place further pressure on household and business costs.

For the property market, the decision provides a period of stability. Buyers, sellers and landlords now have greater certainty over the immediate economic outlook, although conditions may continue to change during the remainder of the year.

What Does This Mean for Buyers?

For buyers, the decision may help maintain confidence in the property market.

Many people may have been concerned that the Base Rate could increase, so the decision to keep it unchanged should provide some reassurance.

For buyers, especially those who are motivated by downsizing or changing location, there appears to be little reason to hold off on making their move, as stability brings with it clarity.

However, buyers are still likely to remain careful about their budgets and what they are prepared to pay for a property.

Anyone considering moving should focus on understanding their financial position and researching the local market before beginning their property search.

Being prepared can make it easier to act when the right home becomes available.

What Does This Mean for Sellers?

For sellers, the stable Base Rate will help support buyer confidence and maintain activity in the market.

The North West remains popular with buyers, and demand shows no sign of slowing down.

People continue to move for a wide range of reasons, including needing more space, relocating, downsizing or purchasing their first home. Motivated buyers are helping to keep house prices steady locally, meaning that now is a great time to prepare your home for sale ahead of the next season uptick in buyer activity.

Homes that are presented well, marketed effectively and priced in line with local demand will continue to attract interest.

However, buyers are likely to remain price-conscious. This means setting a realistic asking price will continue to be important. This is where speaking to our friendly property experts becomes so important – we’ll help you understand the true value of your home and to achieve the price you need.

If you are considering moving, arranging a property valuation can help you understand what your home could be worth and how it compares with similar properties in your area.

What Does This Mean for Landlords?

For landlords, the decision provides some short-term stability.

However, higher household costs and wider economic uncertainty may continue to affect tenants, rental demand and the costs involved in maintaining a property.

Landlords should continue to review how their properties are performing and ensure rents remain appropriate for the local market.

Some may choose to retain and improve their existing properties, while others may consider expanding or reducing their portfolios.

The right decision will depend on the condition of the property, local rental demand and the landlord’s long-term plans.

What Happens Next?

The next Bank of England Base Rate announcement is scheduled for Thursday 17 September 2026.

Before then, the Bank will continue to monitor inflation, energy prices and the wider UK economy.

For now, the decision to keep the Base Rate at 3.75% provides some stability for the property market.

Buyers should focus on understanding their budget and the local market. Sellers should ensure their homes are priced and presented correctly. Landlords should continue to review the performance of their properties and their longer-term plans.
