Lot 72: Success Story: 507 Blackpool Road

Lot 72: Success Story: 507 Blackpool Road – Sold at £799,000

Our vendor had been trying to sell the property for several years without success. After taking a marketing break, he returned to us looking for a fresh approach.

 The property itself was a fantastic HMO investment that had served him well over the years, but he was ready to move on to new ventures and settle down with his family. 

Having struggled to sell previously, and with the property’s higher value, he knew a traditional sale could take 9–12 months and come with plenty of stress and uncertainty.

 Auction offered a faster, more focused route, attracting the exact buyers he needed: serious investors.

Many assume that an auction doesn’t work for larger, higher-value properties, but this case proved otherwise. The property sold quickly, generating strong interest and achieving the reserve the vendor wanted.

Ultimately, Blackpool Road sold for £799,000 – £105,000 above its guide price!

The vendor was delighted with the result and pleasantly surprised at how quick and straightforward the process was. With completion set for just 28 days, he can now move forward, focus on his family, and put the long sales journey behind him!

Lot 16: Highmead Street 2,4 & 4a, Manchester, Greater Manchester

Highmead Street 2,4 & 4a, Manchester, Greater Manchester – Sold at £231,000!

The seller of this mixed-use block came to us with something of a challenge. 

New legislation meant the building was about to need some serious TLC just to remain a viable investment. On top of that, they had several tenant issues, with some refusing access and others not paying rent. 

This is exactly the sort of property that struggles on the open market, despite offering a potentially rewarding investment. 

Uncertainty scares buyers, and complications can stall the sale process.

Auction is the ideal solution for vendors who find themselves in this situation!

We quickly assessed the property, set a realistic reserve, and launched with a price point designed to grab attention.

Our attractive starting bid generated a lot of interest, which drove competition between buyers. Once several buyers were committed, bids really began to flow in!

We set the starting bid at £135,000 with a reserve of £150,000. Eventually, the hammer finally fell £110,000 above the seller’s bottom line at £231,000!

The vendor was thrilled, and we were proud to deliver another fantastic example of how auction sales can be the solution to even the most difficult situations.

The vendor had been on the market for three months, trying to sell via private treaty. Despite multiple viewings, there was no progression with a buyer.

After a conversation with the client, they decided to switch to an auction to achieve a quick and secure sale. The client was selling due to personal circumstances and needed certainty with the transaction.

We entered the property into our next auction and successfully sold it in just three weeks, with the vendor accepting an offer before auction day arrived.

This allowed the client to move out of the property with complete peace of mind, knowing the sale was going through. 

This sale is an excellent demonstration of how selling at auction can be an effective and secure method of sale, both before and after auction day.
