The weather might be cooling, but as 2025 draws to a close, the demand for auction properties continues to grow!

It’s certainly starting to get cold outside, so it’s fortunate that our bidders can take part in Edward Mellor property auctions from the comfort of their own home – or even their favourite coffee shop!

While the weather might be cooling off, the demand for auction properties across the North West certainly has not, meaning that our auction team has been busier than ever!

Although November is traditionally a time when people begin to think about slowing down for the Christmas holidays, we expect the coming months to bring a flurry of activity for the auction market. 

With Rachel Reeves’s Autumn Budget set to introduce significant changes to the UK monetary policy, it’s likely that both property buyers and sellers will be eyeing any potential Stamp Duty and Capital Gains Tax news announcements with interest.

If scheduled changes to property taxation are announced, it is highly likely that vendors will rush to complete transactions before the new rules come into effect. 

Likewise, if changes to property tax are announced ‘effective immediately’, it will become all the more important for property sales to be concluded quickly to guard against costly, protracted sales – or worse sales falling through. 

Furthermore, it has been speculated that the Chancellor could introduce National Insurance payments to incomes earned from rental properties. 

Some landlords have stated that such a move would make their rental properties unviable and that they would opt to sell their rental properties, rather than adapt to the new rules. 

If this should happen, it is almost certain that many landlords would turn to the auction market to quickly divest their assets while achieving a good price.

Parkin Street was our vendor’s childhood home, a place filled with decades of memories and deep emotional significance. When their mother was preparing to move into retirement accommodation, the family needed a swift, stress-free sale that still honoured the value of the property.

The client purchased this property with the intention of selling it on quickly. With just a three-week lead-in to the November auction, we prepared the full marketing package, including professional photos, a virtual tour, and a floor plan.

As a solid home in a sought-after location, we were sure that an auction sale with vacant possession would prove to be an attractive opportunity for both homeowners and investors. 

On the day of the auction, Cumberland Avenue achieved a fantastic result, selling for £25,000 above the reserve price, an excellent outcome for a client seeking a fast turnaround and quick cash release.


Lot 2 – Market Street, Hyde


Market Street, Hyde – Sold for £131,000

When the vendor approached us about selling the property on Market Street, their family was dealing with the difficult responsibility of acting as Power of Attorney and needing to raise funds quickly to help cover ongoing care costs. 

The property itself required a significant amount of work, and the family were keen to ensure they achieved the best possible result for their aunt while avoiding delays or uncertainty.
