Wondering when is the right time to sell at auction? We’ve got three fantastic examples to get you inspired!

As the property market across the North West continues to grow as a hotbed of activity, the Edward Mellor auction team has been busy helping vendors to sell with both speed and certainty. 

The summer months are traditionally a slower period for the housing market, but recent reports have shown that the North West has continued to remain buoyant for both traditional and auction sales. 

This has certainly been reflected in our recent property auctions, with over 70 lots selling during our July events. 

The momentum has continued into August, with 65 exclusive lots going under the hammer this month.

When is the best time to sell at auction?

Auctions have grown in popularity as an incredibly efficient and versatile way to sell property, whether through in-house events, livestream sales or fully online auctions.

Selling at auction allows vendors to sell in weeks rather than months, meaning that there’s no faster way to sell your home. 

Furthermore, once the sale is complete, the funds from the transaction can be in your account in as little as 28 days. 

As of 2025, online events account for 52% of auction sales, allowing buyers to bid on lots all over the UK from the comfort of their own home. 

While somewhat subject to the usual seasonal ebbs and flows of the housing market, the speed and certainty of property auctions have shown the process to be highly active throughout the year for both vendors and buyers.

This is helped greatly by the versatility of selling at auction, with residential lots, commercial units and development plots all regularly appearing for sale. 

By offering a rapid and final route to sale, auctions are also an excellent solution for vendors who need to sell quickly to raise funds, divest assets or divide a probate estate. 

Online Auction Sales

The following examples are all lots that sold in our 13th-14th August online property auction. They represent different circumstances in which vendors were looking for a quick and secure sale, and our auction team were able to meet and exceed their needs.

Lot 2: 470 Edge Lane, Droylsden

Lot 2: 470 Edge Lane, Droylsden. Sold at £167,000.

We were originally invited to the property for an open market appraisal. The clients wanted a quick sale as the house had been standing empty for some time.

Our local branch valuer listened to the customer’s needs and suggested selling at auction, given the speed and certainty it offers. 

Although the house needed some TLC, investors were able to recognise that the improvements were not a huge job. Add to this the location, size of the property, its two bathrooms, plus a usable attic room, and it was clear this was going to be a popular lot!

We listed the property with a starting bid of £110,000 and a reserve of £120,000. After some intense bidding, Edge Lane sold for a whopping £167,000! 

The vendors were thrilled and had this to say: ‘Louise & Millie – WOW! What can I say? Other than thank you so much for all your hard work. You’re a couple of superstars. You have both kept me updated throughout. Thank you!’

Edge Lane, Droylsden

 Lot 42: Langland Drive, Eccles

 Lot 42: Langland Drive, Eccles. Sold at £210,000.

We were requested by the vendor to conduct a desktop valuation as the property was tenanted, and they didn’t wish to disturb or alarm the tenants too early until they figured out the best route to go down. 

The challenges that landlords face when trying to evict a tenant can become tricky and costly. In an ideal situation, a landlord would rather sell the property with the tenants in situ.

In order to do that, they would need to attract BTL investors who are actively looking to expand their portfolio. It was decided that a property auction would be the best solution, and the vendor instructed us to enter it into the August 13th sale.

The starting bid was set at £150,000, with a reserve of £172,000. We conducted 8 viewings and received 3 pre-auction offers. 

Once the lot went live, we were astonished by how many new registered bidders began taking part, and it soon became clear that we would overachieve the vendor’s expectations. 

The virtual hammer went down with a final bid of £210,000! The vendor was extremely pleased that we sold the property after only 14 days of marketing.

Langland Drive, Eccles

LOT 47: 8 Elsdon Road, Longsight

8 Elsdon Road, Longsight. Sold at £301,000.

The vendor here inherited this property after the passing of one of their family members, and they initially decided to list it on the open market. 

They soon realised that the home was gaining a lot of interest, as their agent was inundated with offers, viewing requests and constant phone calls into their office. 

After speaking to friends and family, the seller quickly realised that with this interest, it would make the most sense to place the property into an auction so that potential buyers could bid against one another.

With an attractive starting bid of £197,000, the property generated 14 pre-auction offers. The highest offer received whilst the property was on the open market with the previous agent was £280,000, and we were sure that we could do better. 

On the day of the auction, the property sold for an incredible £301,000 with the 10% deposit taken immediately & contracts exchanged with a 28-day completion!
