Things are happening thick and fast at Edward Mellor Property Auctions this October, with two auction sales and a trip to the National Landlord Investment Show all happening throughout the month!

Despite all the excitement, we still have time to focus on a few of our favourite success stories from our 1st-2nd event, as we’re always keen to show how selling at auction can be the most effective solution for sellers from all walks of life.

With the National Landlord Investment Show on the horizon, there’s naturally a lot of discussion about how online property auctions are ideal for selling tenanted homes, or properties in need of a little TLC.

However, in recent years, particularly, property auctions have rapidly grown in popularity with all kinds of buyers and sellers.

Vendors selling at probate or who need to sell quickly are increasingly turning to auction sales to succeed where others have failed.

Indeed, auction sales often provide an effective offer after their traditional house sales have fallen through.

At the same time, it’s becoming increasingly common to see first-time buyers approaching the auction market, as well as savvy landlords looking to expand their portfolios from the increasing levels of stock that are becoming available.

1st-2nd October Auction Results

Our latest online property auction has continued to build on the momentum of previous results, with 29 properties selling under the virtual hammer. 

This resulted in sales valued at over £4.8 million for our grateful vendors, but there are still some lots available for savvy buyers!

Lot 5 – 18 Buckley Street, Audenshaw, Greater Manchester

18 Buckley Street, Audenshaw, Greater Manchester – Sold for £136,000

This lot represents an excellent example of how selling at auction can help sellers who have previously struggled elsewhere. 

Our client had the power of attorney for a relative who had been placed in care. They had originally gone on the open market with another agent, but the sale that had been agreed upon fell through. 

They were obviously very concerned about it standing empty during the winter period, so they needed a quick sale.

Once they were out of contract with the other agents, we agreed to aim for a reserve of £120,000 and placed a starting bid of £105,000. 

Given their motivation of a quick sale, the reserve was set just below the original £119,000 to attract bidders, as once the screen flashes “reserve met”, competition really heats up. 

The house hit the reserve even before the auction was coming to an end and went on to sell for £136,000!

Lot 24 – 5 St Anne’s Drive, Denton

5 St Anne’s Drive, Denton – Sold for £159,000

When the owners of 5 St Anne’s Drive first approached us, they had been trying to decide whether to sell on the open market or via auction.

Like many sellers, they initially felt the traditional route was the safest option – until unforeseen challenges made that approach far more difficult.

 After a challenging time regaining possession, the sellers discovered the house had been left in a poor condition. They were forced to strip it back completely, including removing the kitchen, leaving the target market more limited on the open market

They briefly considered carrying out the refurbishment themselves, but after months of stress and expense, decided they simply wanted a quick, certain sale. That’s when they turned to Edward Mellor Auctions.

We guided the property at £115,000, carefully positioning it to attract competitive bidding from both developers and investors. The result? A fantastic £159,000 achieved on the day – far exceeding expectations and delivering a fast, secure sale with contracts exchanged instantly.

This is a perfect example of how an auction sale can transform a challenging situation into a success story with speed, security, and the best possible price in the current market.

Lot 4 – 10 Earle’s Lane, Tarporley

Earle’s Lane, Tarporley – Sold for £330,000

A partner agent recently contacted us about this four-bedroom detached bungalow they had on the open market. 

Unfortunately, a sale had fallen through for several reasons, meaning that the vendor’s priority was clear –  she needed to sell her father’s home to help fund his care home fees. Time was very much against us!

We re-launched the property and we knew instantly it was going to be a hit with the attractive starting bid of £280,00.

We agreed a pre-auction offer roughly 10% above the guide price, took the 10% deposit from the buyer and exchanged contracts with 28 days completion!

The vendors were very pleased with the result, and they now had peace of mind that the care home fees would be paid by the deadline. 

When placed into difficult financial situations such as this, it’s important to consider all options when selling a property. 

This is a prime example of how the speed and security of an auction sale can truly give peace of mind to sellers and help them to enjoy time with their loved ones.

Lot 45 – The Vine Pub, Glendower Drive, Manchester

The Vine Pub, Glendower Drive, Manchester – Sold for £255,000

A new client approached us with a mixed-use commercial property comprising a pub with an apartment above. The owner was keen to secure a quick and reliable sale through auction.

The property was listed in our 10th September auction, just two weeks before the auction date. After agreeing on a realistic reserve, we immediately began generating strong interest, achieving three pre-auction offers and seven viewings in a short space of time.

Following discussions with the vendor, it was decided to let the property run through to the auction day. 

The result was a competitive bidding war between seven active bidders, driving the price from a starting bid of £180,000 to a final sale price of £255,000 – approximately £55,000 above the reserve.

The client was absolutely delighted with the result!
