This tenanted property offered buyers an attractive investment opportunity, but the sale came with a clear challenge.
The tenant was very private and did not want any internal photographs or virtual tour to be made public, meaning buyers had to rely on our team’s honest description of the property before deciding whether to bid.

The property had a reserve price of £114,000 and, despite the limited marketing material available, strong buyer interest helped drive the final sale price to £145,000 – achieving £31,000 above reserve.

When the executors of Garlick Street first contacted us, they were considering both the open market and auction.
Having never sold at auction before, they were understandably cautious. Before launching, they also received a private offer from a neighbour, making the decision even more difficult.
