23rd-24th July 2025 Auction Success Stories

It’s been a busy month at Edward Mellor Property Auctions, with two auction sales running in July and the clock rapidly counting down to our 13th-14th August event!

During our 23rd-24th July auction, we sold 35 properties, generating over £6.7 million for our vendors. This amounts to over £13 million for the month of July across both events.

LOT 45: 53 London Road, Hazel Grove

LOT 45: 53 London Road, Hazel Grove. Sold at £701,000

This freehold block of six apartments had been on the market with a few different agents for over 18 months, but despite interest, nothing ever stuck. 

Sales kept falling through, mostly due to the usual issues with private treaty: buyers changing their minds, dragging their feet, and no real commitment to follow through.

After a quick chat with the client, we agreed to take a different approach. We listed the whole block as a freehold portfolio through auction, giving investors a clear and more attractive opportunity and the seller a much more straightforward route to a sale.

We set a sensible reserve that reflected the speed and certainty that auction sales provide, and began marketing the property straight away.

 Within three weeks, we’d had 30 legal pack downloads, nine viewings, and a few pre-auction offers on the table. Interest was strong, so we let it run on the day.

The hammer came down at £701,000, giving our client a clean sale with 28-day completion terms. From start to finish, the property will be off their books and money in the bank in just six weeks.

After a long, frustrating process, our client has finally been able to draw a line under it and they’re absolutely thrilled with the result!

This property presented a few issues, which had caused the owner significant stress. They were overwhelmed, unsure of where to start, and felt limited in what they could achieve due to the condition of the home.

We advised the sellers to trust in my strategy and guidance to help them secure the best possible result, and they placed their full confidence in us. 

The property was listed with a guide price of £80,000 and went on to sell for an incredible £195,000 – £115,000 above the guide price!

Naturally, the client was thrilled and was quick to thank Auction Valuer, Ebony Morrison, for all of her hard work:

We were originally invited to the property for an open market appraisal. The client wanted a quick sale as they had relocated and didn’t want to leave the home standing empty. 

Our local branch valuer listened to the customer’s needs and suggested an auction sale, given the speed and certainty it offers. 

There is a huge misunderstanding that all properties for auction are in poor condition; however, this is certainly not the case. 

4 Old Hall is in good condition and completely “tenant-ready” which appeals to a lot of landlords who don’t want to do any improvements.

We listed the property at £125,000 with a reserve of £140,000, and after some competitive bidding, the house sold for a whopping £183,000! 

Added to this is that the customer will have their money in 28 days.
