2nd-3rd July 2025 Auction Results

During our 2nd-3rd July auction, we were again able to offer buyers an exciting collection of lots, ranging from residential properties to commercial units and development plots.

We sold 40 properties in total – achieving £6,789,000 for our grateful vendors!

For this month’s collection of auction success stories, we wanted to focus on how selling at auction can help vendors to sell quickly and efficiently when their circumstances require a rapid sale. 

Selling at auction can reduce selling times from months or even years to just a few weeks. 

Better yet, once a sale completes, the funds from the sale will be in the vendor’s account in as little as 28 days.

Lot 2 – 199 Holland Street, Denton

This traditional terrace property comprised a hallway, lounge, dining room, kitchen, three bedrooms, a bathroom, and a rear yard.

Although ideally configured as a family home or rental property, the home was targeted at cash buyers only due to the lack of a fitted kitchen.

After living in the property for 17 years, the owner decided to rent it out. Unfortunately, after the tenancy ended, the house was left in a poor condition and needed a complete clear-out. 

The vendor initially considered selling on the open market, but due to the state of the property, there was a high risk of survey issues and attracting the wrong type of buyers — potentially leading to delays or sales falling through.

Taking our advice, they opted for auction. We set a competitive guide to drive interest, and the strategy paid off — the property sold for £40,000 over reserve and around £30,000 above market value.

A fantastic result that turned a difficult situation into a successful, stress-free sale!

Holland Street, Denton

Lot 9 – 20 Carberry Road, Abbey Hey

Another terraced house with a lounge, dining room, dining kitchen with built-in oven and hob, two bedrooms, a bathroom, and a rear yard, 20 Carberry Road represented an excellent opportunity for both first-time buyers and buy-to-let investors. 

Our client hadn’t resided at the house for several years, and once it became vacant, they decided to sell. They were concerned about it standing empty, so they were keen to achieve a quick sale.

We agreed to aim for a reserve of £115,000 and placed a starting bid on it of £105,000. Given their motivation to sell quickly, the reserve was set at the original £115,000. 

The house hit reserve almost right away and went on to sell for £141,000!

Carberry Road, Abbey Hey

LOT 3 – 24 Briarwood Avenue, Droylsden

Sold with vacant possession and positioned on a generous corner plot in a popular residential location, this extended three-bedroom semi-detached property offered strong potential for both families and investors.

Our client at 24 Briarwood Avenue came to us seeking a fast, secure sale and was prepared to accept slightly below market value to achieve that certainty.

After agreeing on a sensible reserve and launching with a guide price of £145,000, we generated strong interest through our targeted marketing campaign.

On auction day, the property exceeded expectations, selling for £187,000 – that’s £22,000 above the reserve.

The vendor was absolutely thrilled with the result and delighted by the speed and certainty of the process.
