With 2024 slowly approaching its end, November represented the last opportunity for vendors to sell their property and receive their funds before Christmas.

November Success Stories

We’ve got some fantastic auction success stories lined up this month, each showcasing how our talented auction team can help vendors sell properties in record time. It’s always tough to choose just a few examples, but we felt that these lots demonstrated how auctions can help sell properties quickly when vendors are dealing with challenging circumstances.

Lot  60: 126-128 Mossley Road, Ashton

The owner of this property had recently closed the associated business following the heartbreaking loss of her husband, deciding to sell a deeply emotional undertaking. 

Understandably, the client wanted a fast and reliable sale that would allow her to begin to move forward past such an emotionally challenging time. After speaking to the Edward Mellor auction team, she trusted us wholeheartedly to guide her through the auction process. 

As a mixed commercial and residential building set within a highly desirable location, we were sure that the property would represent a great investment for the right buyer. 

We spoke with the seller and proposed a tailored plan outlying where the property would appear in the auction and at what price. We set a relatively low opening bid amount, confident that this would generate interest and attract a lot of bids during the sale. 

On the day of the auction, Mossley Road exceeded all expectations and sold for an incredible £110,000 above its reserve price. 

This was an amazing result for both our team and for the client. Most importantly, it was a result that provided her with financial security and a sense of closure. 

Lot 25: 422 Ashton Road, Oldham

This two-bedroom end-terrace property had previously been configured as two separate flats, but now stood empty and had fallen into poor condition. Given the property’s condition, the owner had struggled to sell the home on the open market. 

We could tell that Ashton Road represented a fantastic refurbishment opportunity, so set an attractive guide price of £60,000 to inspire investor interest in the sale.

On the day of the auction, nine bidders competed for the property and placed 37 bids eventually reaching an impressive sale price of £100,000.

By taking their property to auction, the vendor not only secured a quick sale but also achieved a price that exceeded their expectations.  

This was a great result that demonstrates perfectly how selling at auction can be the solution to ‘problem properties.’

Lot 54: 2 Fairholme Avenue, Urmston

This property was brought to the auction team after one of our regular customers recommended Edward Mellor to the vendor based on their previous positive results. 

Although in need of modernisation, this home had two strong selling points with its good-sized plot and desirable location in Urmston in Trafford. 

Again, owing to the condition of the house we agreed with the vendor to set an attractive opening bid price, as we knew that the home would generate a lot of interest. 

There were several pre-auction offers on the property but it was agreed that letting the house go to auction would allow for a transparent sale process and give the vendor the opportunity to secure the best possible price. 

With a reserve price set at £121,000, Fairholme Avenue eventually sold for a whopping £241,000!

The client was quick to thank Kate and Louise for their support and all agreed that this was another result we could all be proud of.
