December 2025 Property Auction Results


As 2025 comes to an end, our final property auction of the year delivers impressive results!

It’s been a busy year here at Edward Mellor, with the demand for property at auction remaining consistently high over the past 12 months. 

We recently reported in our November Auction Update how the market delivered a 4.3% year-on-year increase in sales for October, so it was little surprise to see our November and December auction sales performing well. 

Indeed, after months of speculation, Chancellor Rachel Reeves’s Autumn Budget delivered a softer-than-expected raft of changes for the property market.

This means that many buyers will be feeling fresh confidence ahead of the expected ‘New Year rush.’

However, with new income taxes targeting property income, some landlords may take a different view, leading them to decide to exit the rental market. 

Changing rental conditions have seen some landlords exiting the others, while others take advantage of the availability of stock throughout 2025. 

In this context, property auctions are particularly well-suited to enable both the sale and purchase of homes, as our proven sales process means that we can sell any property, including tenanted homes, in any condition.   

The availability of stock has also attracted first-time buyers to auction sales, which has contributed to the market’s success throughout the year, particularly in the North West of England. 

The extent to which the Autumn budget will drive renters to exit the market remains to be seen. What is certain, however, is that whether landlords are divesting assets or expanding their portfolios, Edward Mellor Property Auctions will be on hand to help vendors at every stage of their journey.


December 2025 Success Stories


During our December online property auction, we sold 35 lots, generating more than £5 million for our grateful sellers.

With an impressive mix of residential, commercial, and development lots for sale, combined with a pre-holiday appetite to complete property transactions, it’s hardly surprising to see a flurry of activity during our final auction of 2025. 

The lots we’ve chosen for this month’s success stories highlight both the versatility of property auction sales and the ability of our team to support clients through even the most challenging of circumstances. 

They provide further proof that property auctions are the ideal route for selling any property, regardless of its condition.


Lot 15: Sandgate Road, Whitefield – Sold for £287,000


When the owners of 14 Sandgate Road first approached us, they were understandably devastated following a fire at their beloved family home.

The property had been left in a difficult condition, meaning that the family were facing an emotional and uncertain time. More than anything, they needed a quick and secure sale to enable them to move on and purchase their next home. 

The seller placed their complete trust in our auction strategy and marketing approach, and we worked hard to ensure the property reached the widest possible audience and generated genuine interest ahead of the sale. 

The result was extraordinary! On auction day, it sold for £287,000 — an incredible £108,000 above the reserve. 

Being able to share that news with the family was a standout moment for our team, and a perfect example of how auction sales can deliver speed, certainty and an exceptional price, even in the most challenging circumstances.


Lot 4: Nina Drive, Moston – Sold for £211,000


The loss of a loved one is always a traumatic and painful experience. During this time of grief, dealing with practical matters might be the last thing on a client’s mind.

This was the case when vendors of 72 Nina Drive first approached us to sell the former family home. 

By leveraging our decades of experience in selling at probate, our team were on hand from the very start to shoulder the responsibility of managing the sale of the property.

We took control of the keys and quickly set to work preparing the home for sale and marketing it to prospective buyers. 

By setting an attractive guide price, we were able to generate interest right away. Soon, 12 serious buyers had arranged viewings with us, six of whom went on to make tentative offers. 

While this was an impressive result in itself, we were sure that the property would achieve a better price at auction, so with the seller’s permission, we let the lot proceed to a final auction sale. 

We were right in our assessment, and on the day, Nina Drive eventually sold for £211,000 – £21,000 over the best pre-auction offer!

Responding to the news of the sale, our vendor had this to say: “This is great news, Louise and Freya! I missed the drama of it all but saw the last few minutes. Thanks for your time, effort and service over the past few weeks, and I am pleased with the end result, as I am sure my sister and my brother are.”


LOT 70: Peel Grove, Longsight – Sold for £342,000


Our proven auction process has a long association with the successful sale of rental properties. 

So much so, that one of our regular clients decided to sell his private home with our team after previously achieving some great results when selling his rental properties at auction.

The client understood and trusted our auction process and agreed that a starting bid of £250,000 with a reserve of £277,000 would generate a lot of interest for a property of this size in the Longsight area. 

In the run-up to the auction, we achieved six pre-auction offers, most of which were already higher than the reserve price.

This strongly indicated that the best route forward would be to allow the property to run at auction, allowing each potential buyer to put forward their best offer.  

Once the virtual hammer went down, the highest bid received was £342,000 – £65,000 above reserve! With the 10% deposit taken on the same day, and contracts exchanged. 

The client was extremely happy with the result and couldn’t quite believe how much we overachieved on the reserve price.


LOT 1: Gorsey Mount Street, Stockport – Sold for £169,000


After taking the difficult decision to close their business, the owners of this mixed-use commercial property on Gorsey Street in Offerton needed a quick and certain sale to enable them to move on to the next chapter of their lives. 

The property offered excellent commercial and residential space spread across two floors, conveniently situated in the highly popular area of Offerton in Stockport, so we were sure that buyer interest would be high – especially from potential investors. 

On the day of the sale, the lot started with an opening bid of £99,000, eventually selling for an impressive £169,000 and demonstrating once again how auction sales are an excellent solution for the rapid sale of properties of all kinds.
