Spring has sprung! The mornings are brighter, the nights are getting longer, the leaves are back on the trees and it’s the busiest time of year for the property market.
With an increase in buyer enquiries and viewing figures, we have seen an uptake in both new instructions and sales during March.
Let’s take a look at how the beginning of spring has affected the property market.
This month we have continued to see a diverse range of buyers investing in the Denton property market. The area provides residents with excellent transport links, via train, bus and the M60 motorway network, making it extremely popular with commuters. With rent prices rising in central Manchester, we have seen an uptake in first-time buyers seeking to invest in a more affordable area which is still within a commutable distance.
We have seen more buyers moving into the area during March, rather than onward movers and upsizers. Consequently, buyers are looking for affordability rather than a specific area, meaning that price has taken precedence over location within Denton. Dane Bank is still demanding a premium price; however, the popularity of other areas is rising because they offer more affordable options.
Currently, it appears that the stock is available to meet buyer demand, with 86 new instructions and 65 sales agreed this month. Buyers’ desire for affordability has impacted the level of stock available. Many people are choosing a three-bedroom terrace over a three-bedroom semi-detached because of the price difference, meaning terrace homes are selling much faster while semi-detached are sitting for longer on the market.
Additionally, recent changes to legislation have resulted in many landlords opting to sell. Rather than tackle the changes, such as the Rental Reform Bill, new EPC requirements and leasehold changes, landlords are choosing to sell meaning there are more ex-rental properties on the market this month. The buy-to-let investment market within Denton is beginning to die out as landlords sell, meaning there is an increase in the amount of stock available on the market and driving prices higher.
The average sale price for properties in Denton over the past 12 months is £203.706, which is a 5% increase in annual sales prices and a 38% rise in sales prices over the past 5 years**.
Nationally, the speed at which house prices have been rising is slowing down and with the turbulent state of international politics, the future is looking uncertain. This is reflected in the Denton property market. Although prices are continuing to rise steadily, buyers are becoming more cautious and opting for affordability over location and condition.
To accommodate this, our expert valuer implements an offers-over-pricing strategy to generate high volumes of activity and multiple offers and achieve the best possible price for the vendor.
The overall message we have for prospective sellers is that now is the time to do so! The market is hot and spring is historically when we see the highest level of activity. Although the future is uncertain, it doesn’t look set to improve with the possibility of interest rates falling and stamp duty coming into effect. Now is the time to sell.

We have a plethora of exciting success stories this month and it’s no surprise after we’ve sold 10.9% of the market within the area*.
For example, a two-bedroom terrace property on Beatrice Street received two offers within a week of being on the market. Despite being an investment property, it has achieved high levels of interest due to our expert sales negotiators who specialise in matching our bank of prequalified hot buyers to achieve the most desirable outcome for our vendors.
