Spring has sprung! The mornings are brighter, the nights are getting longer, the leaves are back on the trees and it’s the busiest time of year for the property market.
With an increase in buyer enquiries and viewing figures, we have seen an uptake in both new instructions and sales during March.
Let’s take a look at how the beginning of spring has affected the property market.
This month we have continued to see a diverse range of buyers investing in the Droylsden property market. The area provides residents with excellent transport links, via train and bus, making it extremely popular with commuters. With rent prices rising in central Manchester, we have seen an uptake in first-time buyers seeking to invest in a more affordable area which is still within a commutable distance.
Families are also attracted to the area for its Good/Outstanding Ofsted-rated schools and local facilities. As a result, we continued to see a high level of people moving into the area from further afield to get into the right catchment area or simply for a more affordable alternative to central Manchester. Areas such as Clayton, Openshaw and central Droylsden have been very popular during March.
Currently, it appears that the stock available is meeting buyer demand, with 79 new instructions and 65 sales agreed this month. However, properties priced between £210-£225K generated a high level of interest and multiple offers, showing the current demand for these homes isn’t meeting supply.
The average sale price for properties in Droylsden over the past 12 months is £198.623, which is a 2% annual increase in sales prices and a 40% rise in sales prices over the past 5 years**.
Nationally, the speed at which house prices have been rising is slowing down and with the turbulent state of international politics, the future is looking uncertain. Despite this, the Droylsden property market is flourishing. The popularity of the area and demand for a wide range of stock continue to drive property prices up.
To accommodate this, our expert valuer implements a test the market pricing strategy to generate high volumes of activity early on, while leaving the option to adjust the price if necessary. This helps achieve the best possible price for the vendor.
The overall message we have for prospective sellers is that now is the time to do so! The market is hot and spring is historically when we see the highest level of activity. Edward Mellor was the number one estate agent for new instructions in the area during March, so who better to trust to market your home!

We have a plethora of exciting success stories this month and it’s no surprise after we’ve sold 18.5% of the market to become the number one estate agent within the area*.
For example, this month we had two situations where buyers made a proceedable offer on their dream homes. Our Droylsden team then came up with a market strategy and put a timescale in place to get their homes sold so they were able to complete their onward transactions.
By creating chains within our Edward Mellor branches, we increase the likelihood of a successful sale. If you are considering selling your home, now is the time to do so. Demand is high and potential buyers are moving quickly. Our team are experts in helping you achieve your desired outcome!
