What’s Going on in the Edgeley Property Market? 

With the festive period behind us, it’s time to reflect on the Edgeley property market and evaluate Edward Mellor’s performance this December. As we head into the new year, we remain dedicated to providing expert and reliable services to our clients. 

Let’s take a look at how we ended yet another successful year!  

Current Buyer Trends in Edgeley 

Edgeley is a highly desirable area, often favoured by first-time buyers, young couple and professional persons. This is due to its close proximity to the centre of Stockport where a plethora of local amenities can be found, such as the Merseyway Shopping Centre, Market Hall and Woodbank Park. Additionally, convenient transport links into Manchester City Centre are available via Stockport Station and the Stockport Bus Interchange.  

December appears to be no different from November with first-time buyers flocking to Edgeley! The abundance of two-bedroom terraced properties available makes the area highly attractive to new home owners. These properties offer a blend of period features with modern décor. The popularity of ‘ready-to-move into’ homes has continued from last month, with buyers preferring a more expensive property in good condition to an investment home that they’d need to refurbish later on.  

Although ex-rental homes and properties with more dated décor aren’t receiving as much interest, our Auction department is always on hand to lead those homes successfully to completion. There is still strong demand from tenants looking for rental properties, so ex-rental and development properties are still highly sought after by savvy landlords on the auction market. 

Despite the festive period, Edward Mellor have continued to outperform our competitors and achieved a market share of 21.1%* of properties sold. During December, we have sold 12 properties and listed 8*. Similarly to November, the data shows that demand is higher than supply, making it a sellers’ market.  

Total property sales in Edgeley over the past three months have been valued at £21.5m, with 93% of these sales involving homes rather than flats**. This strongly suggests that buyer interest in the area is coming from first-time home buyers, growing families and landlords who are expanding their portfolios, rather than individual buyers looking for small flats.

Edgeley House Prices 

The average sale price for properties in Edgeley over the past 12 months is £223.821, which is a 4% increase in annual sales prices and a 35% rise in sales prices over the past 5 years**.  

With the increased sales prices we are consistently achieving around 10-20k over asking, specifically on two-bedroom terraced properties. To accommodate this, our pricing strategy this month has been to remain realistic using comparable properties from the surrounding area and implement an offers over strategy. This ensures we achieve the best possible outcome for our vendors.  

Our bank of hot buyers gets alerted to properties prior to them going live on the market. During December, this has resulted in properties frequently being sold before they go live.

We have a plethora of exciting success stories this month and it’s no surprise after we’ve sold 21.1% of the market to become the number one estate agent within the area*.  

This month, we sold three houses prior to going live due to our bank of hot buyers, which resulted in a fast and successful completion for well over asking price.  

More specifically, our Edgeley team secured the sale of a two-bedroom terraced property on Farr Street for a property investor looking to expand their portfolio to Stockport. Overall, this shows that demand for investment properties is still there, despite the current trend for ‘turn key’ homes.
