Edgeley Property Market Update – July 2026

With excellent transport links, a thriving local community and easy access to Stockport town centre, Edgeley continues to appeal to first-time buyers, young families, homemovers and buy-to-let investors.

Affordability remains an important consideration for buyers. As of July 2026, the average property sold in Edgeley over the past 12 months achieved £244,266. This is above the North West average of £209,021 but remains below the England and Wales average of £279,706. (1)

This relative affordability, combined with Edgeley’s convenient location and varied housing stock, should help the area retain its broad appeal. However, buyers are currently taking a more considered approach, making accurate pricing and effective presentation particularly important for anyone bringing a property to market.


Edgeley Property Market


Property values in Edgeley have continued to rise over the past year.

Average prices calculated on a price-per-square-foot basis increased by 4.1%. This compares with growth of 2.3% across the North West and a fall of 0.9% across England and Wales.

Although prices have remained resilient, fewer properties have changed hands. There were 421 completed transactions in Edgeley over the past 12 months, representing a year-on-year fall of 27.3%.

This combination of rising values and lower transaction numbers suggests that Edgeley has experienced a slowdown in activity rather than a widespread reduction in what buyers are prepared to pay.

Homes that are realistically priced and presented to a high standard can therefore still attract committed buyers, while properties launched above their likely market value may take longer to generate interest.


Edgeley Property Transactions


Property transactions in Edgeley fell by 27.3% over the past 12 months. This was greater than the 24.2% decline recorded across England and Wales and the 20.8% fall experienced throughout the North West.

Several overlapping factors have contributed to the reduction in completed sales, including changing mortgage costs, affordability pressures and wider economic uncertainty.

The national transaction picture is somewhat more positive. There were a seasonally adjusted 98,450 residential property transactions across the UK during May, approximately 17% more than in May 2025. However, this annual increase partly reflects the unusually low transaction levels recorded following the Stamp Duty changes introduced in April 2025. (2)

For Edgeley sellers, the local figures underline the importance of attracting serious buyers from the moment a property is launched. A strong pricing strategy can help create early interest, reduce the risk of a listing becoming stale and place the seller in a stronger position when negotiating an offer.


Buyer Demand


Although buyer demand remained subdued across much of the national market, the North West performed considerably better.

The Bank of England recorded 56,205 mortgage approvals nationally during May, which was approximately 11% lower than a year earlier.

The Bank also held its Base Rate at 3.75%, suggesting a strong air of caution across the national housing market. (3)

These figures suggest that buyer activity remains heavily influenced by wider economic caution.

However, the June 2026 RICS Residential Market Survey recorded a net balance* of -29% for new buyer enquiries across England and Wales. In contrast, the North West returned a marginally positive balance of +2%, representing a 31-percentage-point difference. (4)

This indicates that while more surveyors nationally continued to report falling buyer enquiries, demand in the North West was broadly stable, with slightly more respondents seeing an increase than a decrease.

This regional resilience is encouraging for Edgeley sellers. The area’s comparatively accessible prices, established housing stock and connections to Stockport and Manchester continue to support its appeal, even as buyers remain selective about price, condition and overall value.


What Is Selling in Edgeley?


Terraced and semi-detached homes continue to dominate Edgeley’s property market.

Of the completed sales categorised by property type in the supplied data, 199 were terraced homes, and 136 were semi-detached properties. Together, these accounted for approximately 84% of recorded sales.

This reflects Edgeley’s established appeal among first-time buyers, young families and homemovers looking for practical homes in a convenient Stockport location.

Detached properties represented a much smaller proportion of the market, with 33 completed sales. Their relative scarcity means that well-positioned detached homes may attract interest from buyers who want to remain close to Stockport while moving into a larger property.

Flats accounted for approximately 8% of categorised sales over the past 12 months, showing that Edgeley remains predominantly a market for houses rather than apartments.

The local sales mix gives Edgeley a broad but clearly defined audience. Sellers of terraced and semi-detached homes are likely to be targeting the largest pool of buyers, while detached homes can appeal to a smaller but potentially motivated group of upsizers.

Detached properties in Edgeley achieved a higher average value than the North West figure of £383,975, reflecting the limited supply of this property type locally.

Semi-detached homes also achieved more than the regional average of £234,189, while Edgeley’s average terraced property value was substantially above the North West figure of £155,668.

Flats remain the most accessible route into the Edgeley market, with their average value sitting below the wider North West figure of £137,019.

This varied pricing mix allows Edgeley to serve a broad range of buyers, from those purchasing their first home to families looking to move into a larger property.


Wider Market Context


The wider economic environment remains mixed but has shown some encouraging signs.

Monthly UK GDP increased by 0.1% in May, following a fall of 0.1% during April. The economy grew by 0.7% across the three months to May compared with the preceding three-month period. (6)

CPI inflation eased to 2.6% in the 12 months to June, down from 2.8% in May. (7)

Lower inflation may gradually improve household confidence, although borrowing costs and monthly affordability will continue to shape buyer decisions.

According to the UK House Price Index, the average UK property value reached £271,295 in May, representing annual growth of 2.7%. The North West recorded particularly strong regional performance, with average values increasing by 5.8% year-on-year. (8)

Other market indicators suggest that conditions remain finely balanced. Zoopla reported that sales agreed during June were 7% lower than a year earlier, while buyer enquiries were approximately 15% lower. However, annual house price growth across northern England remained stronger than in many southern markets. (9)

The overall picture is therefore one of price resilience but reduced activity. Buyers remain present, although they are taking more time to compare properties, assess mortgage costs and determine whether a home represents good value.


Local News and What It Means for the Market


A new community-led project is set to create greener and more vibrant spaces across Edgeley.

Wild About Edgeley, delivered by Groundwork Greater Manchester with funding from Stockport Council, will bring together young people, residents, businesses and volunteers to improve biodiversity and transform underused urban spaces.

The project includes plans to rewild 800 square metres of land across four sites, create new wildflower areas and parklets, and introduce planting and a new Welcome to Edgeley feature around Greek Street. Delivery is scheduled to continue until February 2027. (10)

For the property market, investment in the wider neighbourhood is important because buyers consider more than the condition of an individual home. Green spaces, walking routes, community activity and the overall appearance of an area can all influence how people perceive a location.
