As we are drawing closer to 2022 the housing market is still as fast paced as it has been during 2021.

Many buyers looking for a new home now face increasing competition from other buyers all wanting and chasing the same property, breaking into bidding wars pushing the sale of properties to way above current asking prices.

To be in with a better chance for buying a property coming to market we have looked at how you can do this and encourage your estate agent to work with you to finding you your next property move.

1. We believe that our prospective buyers should have sold their current home before they start to look for a new home themselves. This puts them in a better position and that it shows that you need to move pretty fast with the sale. Many sellers are choosing buyers with sales that are already agreed on their home.
2. If you are a first time buyer you will need to get a mortgage in principle in place as this will save time when you find a home you want to buy. One of the questions an estate agent will ask you when you enquire about a property is, do you have anything sell if not are you a first time buyer? If you have a mortgage in principle you will then be able to supply the estate agent with the lender details and now much you are able to borrow. This will be able to tell the estate agent you are approved for a mortgage, they’ll know how much you can spend along with the amount of deposit you have available.
3. When you are in contact with an estate agent if you are a cash buyer let them know, you will be able to move pretty fast with your property sale.
