Gorton Property Market Update – June 2026

With its accessible house prices, strong links into Manchester and a wide range of traditional housing stock, Gorton continues to appeal to first-time buyers, families, landlords and investors looking for value within Greater Manchester.

As of early July 2026, the average sales price in Gorton over the past 12 months was £170,104, with the total value of property sales reaching £35,901,645. This places Gorton below both the North West average of £209,021 and the England and Wales average of £279,706, helping the area remain one of the more affordable parts of the local property market. Gorton Property Market


Average sold prices in Gorton have increased by 6.8% over the past 12 months on a price-per-square-foot basis. This is a stronger annual performance than both the North West, where average values rose by 2.3%, and England and Wales, where values were down by 0.9%.

This suggests that, despite a more cautious wider market, Gorton has continued to show resilience. Its lower average price point is likely to be a key part of this, particularly at a time when affordability remains one of the biggest factors shaping buyer decisions.

Over the past 12 months, Gorton recorded 208 property transactions, down 26.2% year-on-year. This mirrors the wider slowdown seen across the region and across England and Wales, where transaction levels have also fallen.

However, while fewer homes have changed hands, the price data shows that demand has not disappeared. Instead, the market has become more selective, with buyers focusing closely on value, location, condition and long-term affordability.


Gorton Property Transactions


The fall in transactions is not unique to Gorton. Across England and Wales, activity has been shaped by higher borrowing costs, affordability pressures and wider economic uncertainty.

The Bank of England held Bank Rate at 3.75% in June, with the Monetary Policy Committee voting 7–2 to keep rates unchanged. Two members voted for an increase to 4%, showing that inflation and global energy price volatility remain important concerns for policymakers. (2)

The wider economy has also remained mixed. Monthly GDP contracted by 0.1% in April 2026, following growth of 0.3% in March and 0.4% in February. (3) Meanwhile, CPI inflation stood at 2.8% in the 12 months to May 2026, unchanged from April. (4)

For the property market, this creates a more cautious backdrop. Buyers are still active, but many are taking longer to commit and are paying closer attention to pricing. For sellers in Gorton, this means realistic pricing and strong presentation are especially important.


Buyer Demand in Gorton


Buyer demand across the UK has softened in recent months, but Gorton continues to benefit from its relative affordability and convenient access to Manchester.

For many buyers, Gorton offers a more accessible route into the market than several surrounding areas. This can make it attractive to first-time buyers looking for a house rather than a flat, as well as investors looking for rental stock in a well-connected location.

That said, today’s buyers are often more price-sensitive. Homes that are priced in line with recent local sales, presented clearly and marketed effectively are more likely to attract attention early.

The key point for sellers is that value matters. In a market where buyers are comparing more options and keeping a close eye on mortgage affordability, an accurate launch price can make a significant difference.

Houses continue to dominate Gorton’s property market. Over the past 12 months, flats accounted for just 6% of sales, achieving an average sales price of £112,993. Houses achieved an average price of £174,246.

The highest value recorded by the Land Registry over the past 12 months was £250,000 for a flat and £450,000 for a house, showing the range of stock available across the local market.

Terraced and semi-detached homes remain especially important to Gorton’s appeal. These property types provide more accessible options for first-time buyers and families, while also offering potential for landlords and investors looking for homes with rental demand.

Here’s how average sold values break down for Gorton properties by type:

Detached: £377,230
Semi-detached: £215,690
Terraced: £155,309
Flats: £112,993

This pricing mix helps Gorton remain attractive to a wide range of buyers. Terraced homes offer a comparatively affordable entry point into the market, while semi-detached and detached homes provide options for buyers looking for more space.

Longer-term figures also show Gorton’s underlying strength. Average sale prices have increased by 43.9% over the past five years and 118.5% over the past decade, based on price-per-square-foot data.

While transaction levels have eased, this longer-term growth highlights how Gorton has strengthened as a local market over time, particularly for buyers who have owned property in the area for several years.


Wider Market Context


Across the UK, average house prices reached £270,080 in April 2026, up 3.8% year-on-year according to the latest UK House Price Index. (5)

However, asking price data suggests sellers are having to work harder to attract buyers. Rightmove reported that the average price of property coming to market fell by 0.6% in June to £376,191, the biggest June fall in fourteen years. (6)

Despite this, the outlook is not entirely negative. HM Treasury’s June average of independent forecasts expects UK house prices to grow by 1.6% in 2026. (7) Nationwide’s June House Price Index also reported annual house price growth of 2.2%, with average prices standing at £277,484. (8)

Transaction data shows a similar mixed picture. HMRC recorded 98,450 UK residential property transactions in May 2026, up 17% year-on-year, although this partly reflects lower transaction levels in April and May 2025 following stamp duty threshold changes. (9)

RICS’ May 2026 Residential Market Survey shows that new buyer enquiries remained in negative territory, with a net balance of -34%. However, expectations for sales volumes over the year ahead improved slightly, with a net balance of +2% anticipating a pick-up in activity. (10)

Zoopla’s June House Price Index also noted that sales agreed were 7% lower year-on-year, underlining the importance of realistic pricing in the current market. (11)


What This Means for Sellers in Gorton


For sellers, the current market in Gorton is best described as active, but selective.

Average prices have risen over the past year, which is a positive sign for homeowners. However, transaction levels are lower, meaning sellers cannot rely on demand alone. Buyers are still out there, but they are comparing homes carefully and looking for clear value.

This makes pricing especially important. Setting the right price from the start can help generate early interest, while overpricing may lead to a slower response and a longer time on the market.
