Spring has sprung! The mornings are brighter, the nights are getting longer, the leaves are back on the trees and it’s the busiest time of year for the property market.
With an increase in buyer enquiries and viewing figures, we have seen an uptake in both new instructions and sales during March.
Let’s take a look at how the beginning of spring has affected the property market.
This month we have continued to see a diverse range of buyers investing in the Hazel Grove property market. Its highly rated schools and local amenities make it popular with families, while first-time buyers appreciate its links to Stockport or Manchester and downsizers are attracted to the bungalows and retirement properties on the market. Overall, residents benefit from the happy medium it strikes between bustling city living in Manchester and quiet countryside living in the nearby Peak District.
Currently, it appears that the stock available is meeting buyer demand, with 122 new instructions and 126 sales agreed this month, however when speaking to our buyers they tell a different story. While all ends of the market are attractive, properties sitting at the £300-£400K price point are highly sought after. When they come to the market, these properties generate multiple offers, often for above asking price.
We are seeing a high demand for bungalows due to downsizers requiring single-level living and wishing to remain in the area. Currently, the stock available is not meeting the demand, therefore if you are thinking of selling your bungalow, now is the time to do so.
Areas such as central Hazel Grove and Davenport have become increasingly popular during March due to their convenient transport links and local amenities. Davenport and the Great Moor area in particular are favoured by healthcare professionals due to their close proximity to Stepping Hospital.
The average sale price for properties in Hazel Grove over the past 12 months is £264.814, which is a 2% increase in annual sales prices and a 31% rise in sales prices over the past 5 years**.
Nationally, the speed at which house prices have been rising is slowing down and with the turbulent state of international politics, the future is looking uncertain. Despite this, the Hazel Grove property market is flourishing. The popularity of the area and demand for a wide range of stock continue to drive property prices up.
Most properties priced between £250K – £350K are selling well, however, anything over £500k requires a more sensitive pricing strategy. To accommodate this, our expert valuers advertise houses at realistic and competitive prices to generate high volumes of activity and multiple offers which in turn is pushing the selling prices up.
The overall message we have for prospective sellers is that now is the time to do so! The market is hot and spring is historically when we see the highest level of activity. We have a plethora of exciting success stories this month and it’s no surprise after we’ve sold 11.9% of the market to become the number one estate agent within the area*.
For example, the sale of a four-bedroom detached property within Offerton. Our Hazel Grove team found a pre-qualified buyer who was searching for an onward after putting their own property on the market with us. The team was able to create a successful chain by identifying the vendor’s needs and perfectly matching them with their dream home! In doing so, they broke the ceiling price for a property sold on that estate!
Another example of successful chain building is the sale of a two-bedroom semi-detached property on Countess Street in Davenport. Our team liaised with our Marple branch to secure the vendor’s ideal onward property on Ridge Road within Marple.
With 11 branch locations across Stockport and the southeast of Manchester, we have a bank of hot buyers waiting for a property just like yours and we are experts in helping you secure your dream onwards!
Ideal for families seeking to upsize into their long-term home, this extended period, semi-detached property is situated on a great-sized plot boasting private, well-maintained lawned gardens.
