Hazel Grove Property Market Update – July 2026

Hazel Grove continues to appeal to a broad mix of buyers, from first-time movers and growing families to downsizers, landlords and investors.

As of late July 2026, the average sales price in Hazel Grove over the past 12 months was £276,086, with the total value of property sales reaching £253,206,496. This places Hazel Grove well above the North West average of £209,021 and close to the England and Wales average of £279,706, highlighting the strength and desirability of the local market. (1)

Property values in Hazel Grove have performed strongly over the past year, with average sale prices increasing by 4.7% on a price-per-square-foot basis.

This is ahead of the 2.3% increase recorded across the North West and contrasts with a 0.9% fall across England and Wales. This suggests that Hazel Grove has remained relatively resilient despite buyers becoming more selective across the wider market.

Over the past 12 months, Hazel Grove recorded 905 property transactions, down 15.3% year-on-year. Although activity has softened, the decline was less pronounced than across the North West, where transactions fell by 20.8%, and England and Wales, where they were down by 24.2%.

The combination of positive price growth and a comparatively smaller fall in transactions indicates that well-positioned homes in Hazel Grove continue to attract demand.

Buyer demand across the UK has softened during 2026, although Hazel Grove’s positive annual price growth suggests the local market has remained more resilient than many other areas.

There were 58,200 mortgage approvals for house purchases in June, up from 56,600 in May, although the figure remained below the previous six-month average. (5)

The number of homes available for sale is around 1% lower than at the same point last year. However, overall supply remains close to a 12-year high for this time of year, giving buyers a considerable amount of choice. (6)

The latest RICS Residential Market Survey recorded a net balance of -29% for new buyer enquiries in June. While still negative, this was an improvement on the -34% recorded in each of the previous two surveys. (7)

This suggests that demand remains cautious rather than absent. Buyers are still entering the market, but many are taking longer to compare properties and assess value before committing.

For Hazel Grove sellers, homes that are realistically priced, well-presented and marketed effectively are likely to be in the strongest position to attract early interest.

Houses continue to dominate the Hazel Grove property market, with flats accounting for approximately 10% of sales over the past 12 months.

The highest value recorded by the Land Registry during this period was £444,000 for a flat and £1,350,000 for a house, demonstrating the broad range of properties and values found across the local area.

Semi-detached properties form a particularly important part of the Hazel Grove market, alongside a varied selection of detached and terraced homes. However, asking-price data shows that sellers are facing greater competition. The average price of a property coming to market fell by 1.0% in July to £372,359. This was substantially larger than the average July fall of 0.2% recorded over the past ten years.

Despite the more cautious market, HM Treasury’s July average of independent forecasts expects UK house prices to grow by 1.6% during 2026. (9) Nationwide’s June House Price Index also recorded annual growth of 2.2%, with the average property price standing at £277,484. (10)

Transaction data presents a similarly mixed picture. HMRC recorded 98,450 UK residential property transactions in May 2026, up 17% year-on-year. However, this partly reflects unusually low transaction levels during April and May 2025 following changes to Stamp Duty Land Tax thresholds. (11)

RICS reported that a net balance of +1% of respondents expected sales volumes to increase over the following 12 months, broadly unchanged from +2% in the previous survey.

Zoopla also reported that the number of sales being agreed was 7% lower in June than during the same period last year, highlighting the importance of setting a realistic asking price from the beginning of a sale. (12)
