Housing Market Stats January 2021


The Dataloft demand index is now showing a 21% increase in the housing market since the start of 2021. More people than ever are using the start of 2021 to be thinking about moving home. Priorities have changed, wanting to closer to family, or needing bigger properties realising this whilst living in a locked-down world. For many, an additional room is now needed and garden space is one of the most asked for terms when looking for a property.

According to Rightmove January has seen a 7% rise in comparison to 2020 in prospective buyers contacting estate agents to enquire about properties.

Zoopla has reported the flow of new supply onto the market in the first 2 weeks of 2021 to be -12%. This is an imbalance between demand and supply can put upward pressure on house prices.

Premium increase


Whilst we see the demand increasing did you know that the UK is home to 15 National Parks and the government has recently announced to create new national parks as part of the environmental plan?

A national park not only protects the wildlife and biodiversity they also provide very desirable places to live. A property that is located within a national park attracts a 20% premium which is equivalent to £45,000.

A national park premium is not only limited to properties located within a park they include properties that are up to 5km (3.1 miles) of a national park which then attracts a 6% premium compared with those outsides of this range.
