Hyde Property Market Update March 2025

Spring has sprung! The mornings are brighter, the nights are getting longer, the leaves are back on the trees and it’s the busiest time of year for the property market. 

With an increase in buyer enquiries and viewing figures, we have seen an uptake in both new instructions and sales during March. 

Let’s take a look at how the beginning of spring has affected the property market.

Current Buyer Trends in Hyde

This month we have continued to see a diverse range of buyers investing in the Hyde property market. Its advantageous location and convenient transport links make it a favourite for first-time buyers and those who commute into Manchester, while its reputable schools and local amenities attract families seeking to move into good catchment areas. 

Currently, it appears that the stock is available to meet buyer demand, with 72 new instructions and 54 sales agreed upon this month. During March, buyers appeared to be favouring semi-detached properties over terrace homes; with a £20-£30K margin between the two property types, buyers are opting to pay more for additional space, as well as a driveway and garden. Terrace houses are sitting on the market for longer and have to be priced more sensitively to receive the same amount of activity as semi-detached.

Popular areas this month include the suburb of Gee Cross for its proximity to Werneth Low Country Park and peaceful, residential community, as well as Newton due to its excellent schools and local amenities.

The average sale price for properties in Hyde over the past 12 months is £202.105, which is a 3% increase in annual sales prices and a 32% rise in sales prices over the past 5 years**. 

Nationally, the speed at which house prices have been rising is slowing down and with the turbulent state of international politics, the future is looking uncertain. This is reflected in the Hyde property market. Although prices are continuing to rise steadily, buyers are becoming more cautious and opting for affordability over location and condition.
