After a slight break between auctions after Christmas and the New Year, we were keen to ensure that our first online property auction of 2025 was a roaring success. With over 80 lots covering both residential and commercial properties, we certainly felt confident that our inaugural property auction for 2025 would be something special.
On the day of the event, it quickly became apparent that this auction was indeed going to deliver some truly impressive results as lot after lot sold under the virtual gavel. This was fantastic news for our vendors and a further indication that the auction market for property continues to grow from strength to strength.
During our January auction, we exchanged contracts on 44 properties – a stunning 65% of the total lots on offer! This generated a whopping £6,901,000 Million for our grateful sellers.

Coming back from the festive period we know that January was going to be a busy month. All of the indications from the previous year showed that demand for property continues to rise within both the traditional and auction property markets.
Armed with this knowledge the auction team wasted no time in reaching out to vendors and preparing lots for auction. As a result, our opening auction for 2025 featured over 80 properties and drew in plenty of buyers looking to get ahead in a competitive market.

Our first lot from the first Edward Mellor Property Auction of the year was this impressive significant block comprising six flats and two commercial units with basements.
We were entrusted with this sale by a long-standing letting agent who had partnered with the vendor for over 20 years. The vendor’s primary motivation was to release this property from their portfolio, allowing them to swiftly free up capital. After thorough discussions, a reserve price was agreed upon, and the guide price was set at £290,000.
To ensure we achieved the best possible result, our team took three proactive steps. We organised internal photographs, created a detailed floor plan, and produced a virtual tour of this expansive property. These efforts were essential to attract maximum interest, and they paid off. The property generated significant interest, resulting in 11 pre-auction offers—all exceeding the agreed reserve price.
Despite the strong pre-auction offers, we advised the client to take the property to auction. Our confidence stemmed from pre-qualifying the buyers, ensuring a competitive bidding environment. On auction day, the property attracted 17 registered bidders and witnessed an incredible 92 bids.
The final hammer price reached £405,000—a remarkable £115,000 over the guide price. This result not only demonstrated the effectiveness of our auction process but also exceeded the client’s expectations. They were delighted with the outcome, achieving a fast sale under auction terms with a fantastic sales figure.
Selling at probate can be an emotionally challenging experience, so when the sale of this home unexpectedly fell through, the family was understandably eager to find a quick and secure sale of their late parent’s home.
As a three-bedroom, vacant property with excellent potential for modernisation and further development, we were sure that Ashley Street would make an excellent purchase for the right buyer.
We spoke to the family and after our discussions, they were happy to trust us in our advice in marketing and auctioning the property. As we had expected, the home attracted a lot of interest from the outset and we could tell that the lot would perform well on auction day.
On the day of the sale, Ashley Street sold for an impressive £186,000 – £30,000 more than its previously agreed sale price. This was an excellent result for the family and one that would allow them to move on from this difficult chapter in their lives.
Our final lot for this month is another property where the vendor was taking on the task of selling at probate.
We were keen to ensure that we took on the practicalities of dealing with the sale of the property during this difficult time for the vendor and were quick to prepare the property for auction. Once probate was granted we listed the property and were soon contacted by 14 serious buyers who each arranged viewings.
With so much interest in the property, it was no surprise that there were several offers on the listing prior to the auction. However, it was agreed that Eccles Close would do well on the day, so the lot was allowed to proceed to auction.
Our confidence was well placed and on the day of the auction the property sold for £142,000 – £30,000 more than what the vendors had expected.
Commenting on the sale, they reached out to us to say “Thank you all so much. From start to finish you kept in touch and advised where to go forward with the house. My brother and I really appreciate all you have done, thank you.”
This was a fantastic result and one where we were proud to have helped a client when they needed it the most.
