Our 22nd–23rd July Property Auction delivered another impressive round of results, reinforcing the benefits of auction for both property buyers and sellers.

The two-day online event featured a diverse selection of residential homes, buy-to-let investments, renovation projects, commercial properties, and development opportunities. This broad range attracted strong interest from serious buyers who were prepared to move quickly.

For vendors, selling by auction offered a clear and efficient route to completion. Competitive bidding helped create momentum, while the exchange of contracts at the fall of the hammer provided greater certainty and reduced the likelihood of a sale falling through. With fixed timescales and a transparent process, sellers could proceed with confidence from the outset.

Buyers also benefited from an open and straightforward way to purchase property. Important information was available in advance, and all interested parties bid under the same conditions. Lot 15: Crescent Road, Crumpsall


The vendor of 138 Crescent Road chose to sell by auction to secure a quick and reliable sale, allowing him to proceed with his onward purchase.

Rather than face the uncertainty of a private treaty sale, including possible delays, renegotiations, or a buyer withdrawing, auction offered greater certainty through fixed timescales and immediate exchange of contracts.

The property was launched with a starting bid of £265,000 and a reserve price of £300,000, helping to generate strong buyer interest. During the marketing period, we conducted more than 20 viewings and received seven pre-auction offers.

Competitive bidding ultimately drove the property to a successful sale price of £310,000 – £45,000 above the starting bid and £10,000 above the reserve.

The buyer paid a 10% deposit and exchanged contracts on the day of the auction, with completion agreed within 28 days.

This result demonstrates how selling property at auction can provide speed, certainty, and strong competition, while giving buyers a transparent opportunity to secure a property within a clear timeframe.


Lot 3: Dinting Vale, Glossop


After suffering extensive fire damage, this long-standing family home attracted several private offers from local builders and developers. The owners were close to accepting one before speaking with our property auction team.

Following a review of their options, the family chose to sell at auction, allowing the property to reach a wider audience and giving genuine buyer competition the opportunity to determine its value.

We launched the property with a guide price of £50,000, generating significant interest from buyers searching for a renovation or development opportunity in Glossop.

Competitive bidding on auction day drove the final sale price to an exceptional £140,000-£90,000 above the guide price and more than double some of the private offers the owners had previously considered.

For buyers, the property offered considerable potential. For the sellers, the auction process achieved a result far beyond their expectations and demonstrated the value of open-market exposure over negotiating privately with a single purchaser.

Lot 2: Heywood Road, Manchester


The vendor of 156 Heywood Road needed a fast and secure sale while the property remained tenanted. With its sought-after Prestwich location, generous size, and future potential, we knew it would appeal to investors and a broad range of auction buyers.

To maximise interest and encourage competitive bidding, the property was launched with a guide price of £265,000. Strong demand throughout the marketing campaign carried through to auction day, where bidding drove the final sale price to an excellent £310,000—£45,000 above the guide price.

For the buyer, the property offered an attractive investment opportunity. For the vendor, selling the tenanted property at auction provided an immediate exchange of contracts, a fixed completion timescale, and an outstanding financial result.

Lot 7: Ashton Road West, Failsworth


The vendor had previously rented this former family home to help a friend of a friend. When the time came to sell, the tenant was struggling to find alternative accommodation, making a traditional open-market sale difficult and limiting the property’s appeal mainly to buy-to-let investors.

Having never sold a property at auction before, the vendor was understandably hesitant. We explained that selling a tenanted property at auction could provide access to a much wider pool of landlords and investment buyers without requiring the tenant to vacate first.

The property attracted excellent investor interest and went on to sell above its reserve price, delivering both a secure sale and a strong financial result for the vendor.

For the buyer, the property offered an established buy-to-let opportunity with a tenant already in place. For the seller, auction provided the ideal solution, removing the need to wait for vacant possession while offering greater certainty within a clear timeframe.

This successful property auction demonstrates how selling with a tenant in situ can appeal to motivated investors and achieve an excellent result, even when a traditional sale may be more challenging.


Lot 1: Furnival Road, Gorton


After being rented for several years, the property developed a serious leak that had not been reported by the tenant. This caused the drain at the rear gable end to collapse, resulting in significant subsidence and leaving the owner with a challenging property to sell.

The vendor needed a fast and dependable solution, so we recommended selling the property at auction. Despite its structural issues, we recognised its potential and positioned it to attract experienced investors, developers, and renovation buyers.

Launched with a guide price of £114,000, the property generated strong buyer interest and went on to exchange contracts at an impressive £162,000-£48,000 above the guide price.

From the vendor’s initial call to the exchange of contracts, the entire auction sale was completed in less than three weeks, delivering a result well beyond their expectations.

This successful property auction demonstrates how even homes with serious structural problems can achieve an excellent price when marketed to the right buyers, while giving sellers the speed and certainty they need.


Lot 53: Old Farm Crescent, Droylsden


This probate property was brought to auction before the grant of probate had been issued, with the family looking for a secure sale and greater peace of mind during the process.

Launched with a guide price of £135,000, the property attracted strong buyer interest and sold prior to auction for an undisclosed figure above the vendor’s expectations.

Although probate is still pending, a committed buyer is now secured and has paid a 10% deposit. Completion will take place within the agreed 28-day timeframe, or within seven days of probate being granted, depending on when the grant is received.

For the sellers, the pre-auction sale removed the uncertainty of having to find a buyer once probate is complete. For the purchaser, it provided the opportunity to secure the property ahead of the auction.

This successful probate property sale demonstrates how auction can provide speed, certainty, and a committed buyer, even before probate has been granted.
