Levenshulme Property Market Update – August 2026

Sellers in Levenshulme continue to benefit from a local property market where values have remained resilient despite more subdued conditions across the wider UK housing market.

Average sale prices in Levenshulme on a price-per-square-foot basis were 2.3% higher than a year ago and 27.7% higher than five years ago, with the average sold value over the past 12 months standing at £255,636. (1)

This puts the average Levenshulme sold value comfortably above the wider North West figure of £210,762, although still below the £280,198 average across England and Wales.

For homeowners, the figures point to a market where longer-term value growth remains strong.

There are still significant opportunities for those looking to sell in the near term, particularly as buyer demand in the North West is holding up better than in many other parts of the country. However, with buyers having more choice, presenting properties well and setting the right price from the outset remain crucial.

What Are Current Property Market Conditions in Levenshulme?

Transaction activity in Levenshulme has remained relatively robust. There were 767 recorded transactions during 2025, up from 698 in 2024 and broadly in line with the five-year annual average of 773 transactions.

Buyer demand has been more subdued across the wider housing market, although there are signs of improving sentiment. The latest RICS UK Residential Market Survey recorded a net balance* of -28% for new buyer enquiries in July, improved from -41% in March. Its 12-month sales expectations balance also rose to +3%, the strongest reading since February. (2)

For sellers in the North West, however, the regional picture is more encouraging. The RICS regional breakdown shows that the North West was one of the few areas where new buyer enquiries were rising in July, while the headline reading across England and Wales remained firmly negative. This suggests buyer demand in the region is currently holding up better than across much of the country.

Those buyers also have more properties to choose from. Rightmove reported that the number of homes available nationally in August was higher than at the same point in any year since 2014, while the average asking price of a newly listed property fell by 2.0% to £364,999. (3)

For Levenshulme, the picture is therefore one of continued buyer interest alongside greater competition between sellers. Buyers are still moving, and the stronger North West demand picture is encouraging, but increased choice means accurate pricing and strong presentation are increasingly important for attracting their attention.

What Are Average House Prices by Property Type in Levenshulme?

Terraced and semi-detached properties continue to make up the majority of Levenshulme’s housing market, while flats account for around 12% of recorded property-type sales.

Average sold values over the past 12 months were:

  • Detached homes: £347,859
  • Semi-detached homes: £312,350
  • Terraced homes: £253,646
  • Flats: £139,100

Semi-detached homes in Levenshulme are priced considerably above the wider North West average of £235,831, while terraced properties also command a substantial premium over the regional average of £156,947.

Flats averaged £139,100, broadly in line with the North West figure of £137,658. Detached homes averaged £347,859 compared with £385,556 across the region, although the smaller number of detached transactions means this figure should be treated with some caution.

The range of housing and values continues to help Levenshulme attract a broad mix of first-time buyers, families, professionals and homemovers.

What Is Happening in the UK Property Market?

The wider UK housing market remains relatively subdued, although house prices are continuing to record modest annual growth.

Nationwide reported an average UK house price of £275,465 in August, up 1.6% year-on-year. (4) Official ONS figures similarly showed an average UK house price of around £272,000 in June, 2.0% higher than a year earlier. (5)

Borrowing costs remain an important influence on buyer confidence. The Bank of England held the Bank Rate at 3.75% in July. (6) CPI inflation also increased to 2.9% in July, from 2.6% in June. (7)

These national indicators provide useful context, but the RICS regional data highlights how significantly conditions can vary across the country. While national buyer demand remains subdued, the North West is currently outperforming many other regions for new buyer enquiries.

For Levenshulme homeowners, local sales values, transaction levels and this stronger regional buyer-demand picture therefore provide a more useful indication of current conditions than national averages alone.

How Could Local Investment Affect the Levenshulme Property Market?

Continued investment is also taking place in public spaces and neighbourhood infrastructure across Levenshulme.

Manchester City Council lists a number of Clean and Green projects currently in delivery during 2026 and 2027, including new street trees within Levenshulme District Centre, resurfacing of the football pitch at Chapel Street Park, pedestrian safety improvements at Byrom Parade and an accessible entrance at Cringle Playing Fields. (8)

Further work includes speed-reduction measures on Slade Lane and improvements to local play areas, building on a series of pedestrian, accessibility and neighbourhood projects already completed across the area.

While investment in public spaces does not automatically translate into higher house prices, improvements to green spaces, pedestrian environments, safety and local amenities can strengthen an area’s appeal to people considering where they want to live.

For Levenshulme, these projects add to the existing advantages of its transport connections, established community and proximity to Manchester city centre.

What Do Current Market Conditions Mean for Levenshulme Sellers?

With buyers taking a more considered approach to the housing market, presentation and accurate pricing are more important than ever.

Local values have continued to perform well, with price-per-square-foot figures up 2.3% over the past year and 27.7% over five years. At the same time, the North West continues to show stronger buyer demand than many other areas of the country.

This is encouraging news for Levenshulme sellers. There may be greater competition for buyers’ attention, but there remains an active audience for property in the area.

A property that launches at the right price, is well presented and marketed effectively is better placed to generate interest from serious buyers and build momentum from the outset.
