
Levenshulme continues to attract buyers who want a lively neighbourhood feel, strong access into Manchester city centre and a housing market with real long-term appeal.

The local picture is firmer than in many of the more affordability-led markets. Price growth in Levenshulme stands at +5.0%, while 646 sales were completed, down 7.4% year-on-year.
Market trends running through January 2026 show a market where achieved prices have remained positive even as buyers have become more selective.
Asking prices were down 4.1%, while achieved prices grew by 5.0%. This suggests that while buyers have approached the market with caution, demand for well-presented properties remains strong.
Taken together, that suggests Levenshulme is still a market with demand behind it, but one where pricing strategy matters in achieving a sale at a good price.
Over the past 12 months, property transactions have fallen by 7.4% in Levenshulme, compared to a drop of 15.7% across England & Wales.
Transactions across the North West have fallen by 14.9% during the same period.

However, despite this volatility, key market indicators suggest that Levenshulme and the North West are pushing ahead of other markets with encouraging levels of buyers coming to market, driving a flurry of sales activity.

RICS’ February 2026 Residential Market Survey shows the North West outperforming the national market on buyer demand, with new buyer enquiries at around +12% net balance versus -26% across the UK. (2)

However, while a large pool of invested buyers is undoubtedly good news for sellers, the number of homes available for sale locally means that competition to attract buyers remains strong.
The number of homes currently available to buy in Levenshulme is currently 61.3% higher than the three-year average. Stock levels across the North West are 54.7% ahead of the three-year average.
This may suggest that buyers have more time to be selective in buying a home. Properties sold in the last month had been on the market for an average of 32 days, which is 36.6% longer than a year ago.
Buyers have more choices when deciding which home to buy, and are taking more time to commit to a sale. However, demand is still high for the right property.
Again, this creates a highly competitive market for sellers, where setting the right price and ensuring that homes are well-presented and ‘move-in’ ready is key.
Terraced homes continue to form the backbone of Levenshulme’s market, followed by semi-detached properties.
This reinforces the area’s established appeal to first-time buyers, professionals and families who want character housing, strong transport links and a location that feels close to the city without being entirely city-centre-led.
Levenshulme also looks notably stronger than the wider regional picture on pricing. Semi-detached homes average £306,584, and terraced homes average £260,883, both comfortably above the North West benchmarks.
That reinforces the sense that Levenshulme is no longer simply a value option, but a market where buyers are prepared to pay a premium for location and lifestyle.
Rightmove’s separate sold-price view (3) points in the same broad direction, saying that house prices in Levenshulme averaged £280,751 over the last year, that the majority of sales were terraced homes, and that sold prices were 5% up on the previous year.

The wider UK market in March is steady rather than especially strong. Rightmove (4) notes that the average price of newly listed homes rose by 0.8% in March to £371,042, with sales agreed just 2% below the strong 2025 market and 5% ahead of 2024.
It also says the number of homes for sale is at its highest level for eleven years, which is helping to limit price growth and giving buyers more choice. In the North West, Rightmove puts the average asking price at £270,656, with annual growth of 2.6%.
Recent local news points to continued investment in the area rather than a single standout scheme.
In January, Manchester City Council said Levenshulme was among the district centres seeing operational improvements through its wider regeneration programme, to create more attractive local spaces, boost footfall, support jobs and deliver significant new housing, including social rent and genuinely affordable homes. There is also movement on local transport and public realm improvements. Manchester City Council’s November 2025 update on the Levenshulme and Burnage Active Neighbourhood scheme says work on the A6 Sparrow Crossing was scheduled to begin in January 2026, while upgraded works on Broom Lane are expected to start in early summer 2026. Separately, the council’s local ward update says more street trees are planned for Levenshulme District Centre, alongside improvements such as Chapel Street Park pitch resurfacing, Byrom Parade pedestrian guard rails and Slade Lane speed cushions.
For the property market, those developments matter because they strengthen the practical appeal of the area rather than relying on one-off headlines.
Better crossings, safer streets, more trees and additional affordable housing do not guarantee sharp price rises on their own, but they do support Levenshulme’s case as a neighbourhood with strong day-to-day livability and ongoing investment.

For sellers in Levenshulme, the market remains buoyant as the North West continues to pull ahead of the wider property market.
Demand for homes locally is strong across a broad base of buyers, including first-time buyers, upsizers, and property investors, which is excellent news for sellers.
The caveat is that buyers are still eying higher mortgage rates with caution, and an abundance of stock means that they can be more selective before committing to buy a home.
Within this market, well-presented and carefully priced properties will stand the greatest chance of standing out in a crowded market.
