Over £10M Raised at Auction in Most Successful March Ever


Last month, we held online property auctions on demand, squeezing two national sales and one single lot auction into March. This has officially been our most successful month to date – raising an impressive £10,671,748 for our clients.

Our sales figures are up a staggering 148% from March 2020, reflecting the big spike we’ve seen in the number of people choosing to buy and sell property at auction.

Over the month, we sold a fantastic selection of residential and commercial property from up and down the country, exchanging contracts on nearly 70 properties.

Throughout March, we saw 567 virtual spectators tune in to watch all the auction action, some competitive bidding, and some incredible results.


Our head of auction, Aaron Wade, commented:

Let’s take a second to look at a few residential and commercial properties that stole the show at the first property sale of the month.


Ayres Road


Single Lot Auction, Ayres Road, Old Trafford


We’ll start with our favourite success story of the year – a single lot auction we held for a four-bedroom property in Old Trafford.

Usually, we take the reins and tell you the story ourselves, but this time, we’ll let our client tell you how it went…

“When I first contacted Mellors to handle the sale of my brother’s house it was with a great deal of apprehension. I was met at the property by a lady called Gabriella who was extremely enthusiastic about the property and explained to me the reasons why it would sell better by auction, following discussions with my brother we decided to offer the house by auction. The paperwork needed to do this was signed and we were both stunned by how simple the process was. The process was then handed to another lady at Mellor’s called Kate who was just as enthusiastic about the sale, she kept us fully informed about everything that was going on with regular updates, her enthusiasm never dropped.

Within a very short time, she phoned to offer us a one-off auction that meant only our sale would be conducted on the day, we jumped at the opportunity and couldn’t wait. On the day of the auction the sale started and within seconds there was an offer on it, as the minutes went by the price went up and up, the start price was listed as £165,000. Very soon the reserve price was passed, we had been hoping that it would sell for £200,000 plus enough to pay the very reasonable charges. The price kept going up and up. It was the most exciting experience we had had for a very long time. When the sale finished and we saw the price we were absolutely gobsmacked and couldn’t speak.

My brother Bob was still in hospital and I phoned him with the news, we had expected £180,000 to £200,000 copying a scene from the film Erin Brockovich I said, “Hi Bob sorry if I woke you up but I thought I would ring and tell you that your house has sold. It’s not gone for the figure we expected though”, I said, he was a bit quiet and said, “go on give me the worst, what’s it gone for?” I said “hold on to something solid”, he said, “go on give it me tell me the worst”.

“A quarter of a million” I said… there was silence then a bang as he dropped the phone. We were all truly mesmerised. Bob was in hospital with a very serious condition and I suddenly thought why don’t we find the best doctor in the country and pay privately and just see if he can come up with something to make Bob’s life just a touch more comfortable. Within two days I had done the research and booked the appointment.

We are taking him to Birmingham to see the country’s leading doctor in his field. All brought about by Mellor’s efficiency and the skill of those fantastic and enthusiastic girls, Gabriella and Kate no words could ever explain what it means to be able to now do our best for our brother all we want is to make his days a touch more comfortable.

To anyone thinking of sending their house to auction all I can say is do it, ring Mellors and ask for Gabriella or Kate their work was really utterly faultless.”

Dovedale


Lot 1, Dovedale Avenue, Droylsden


The next property we’d like to talk about is Lot 1, a 3-bedroom semi-detached home in Droylsden.

This property was brought to us after the passing of a family member. These are always sensitive cases, but once probate was granted we were able to guide our client through the whole process, taking it one step at a time.

The house is in a popular location and has a great sized garden but needed some modernisation. So after a discussion with our client, it was agreed we would guide this property at £105,000.

Within days, the property had received a vast amount of interest and when it came to auction day, the virtual hammer fell on a price of £153,500!

Our client couldn’t have been happier with the result.


Alton Street


Lot 2, Alton Street, Oldham


Lot 2 is the next house we’d like to put in the spotlight – a two-bedroom terrace in Oldham.

After speaking with our client, we decided to set the guide price at £40,000 which immediately created a flurry of interest.

Potential buyers took our virtual tour of this property 133 times, after which 47 requested a physical viewing. Before the auction, our client received several offers, the highest of which was £60,000. Although this offer was higher than what our client had hoped for, we knew we could achieve more and encouraged our client to keep the house in the auction.

And we’re sure they’re happy they did! When the virtual hammer fell, this lot sold for £76,000 – an amazing £36,000 over the guide price.

Morris Avenue


Lot 22, Morris Avenue, South Shields


The final lot we’d like to talk about is number 22 – a three bedroom terraced property in the North East.

Although this house was over 150 miles from our auction headquarters in Stockport, we were able to offer the same great service to our client remotely. Once we’d agreed a guide price of £50,000 with our client we started marketing the property, attracting 17 viewings and 6 offers – the highest at £61,380 – in just a few weeks.

Although our client was happy to accept the pre-auction offer, we advise them to leave their property in the auction, letting the online sale work its magic.

The sale price exceeded our client’s expectations selling for £71,500! Here’s what they had to say:
