Spring has sprung! The mornings are brighter, the nights are getting longer, the leaves are back on the trees and it’s the busiest time of year for the property market.
With an increase in buyer enquiries and viewing figures, we have seen an uptake in both new instructions and sales during March.
Let’s take a look at how the beginning of spring has affected the property market.
This month we have continued to see a diverse range of buyers investing in the Marple property market. The area provides residents with excellent transport links, via train and bus, making it extremely popular with commuters. Its reputable schools and residential community make it desirable to families, as well as those seeking to downsize. As a result, we are seeing a lot of good movement up and down the chain.
Despite seeing the usual spring spike in buyer enquiries and viewing activity, the Marple property market is dependent on the school calendar. Often during holidays, fewer properties come to the market because people generally tend to go away. However, the older generation will feel more confident to get out and about and are much more comfortable promoting their property with greener gardens showing new life, colour and energy. Consequently, we have seen more downsizers come to the market during March.
Currently, it appears that the stock available is meeting buyer demand, with 56 new instructions and 60 sales agreed this month, however, when speaking to our buyers they tell a different story. Demand for larger semi-detached or detached family homes is high, however stock is currently low. Properties which are better presented and fully modernised are achieving premium prices quickly, in comparison to properties needing more modernisation.
The average sale price for properties in Marple over the past 12 months is £366.384, which is a 0% change in annual sales prices and a 22% rise in sales prices over the past 5 years**.
Nationally, the speed at which house prices have been rising is slowing down and with the turbulent state of international politics, the future is looking uncertain. Despite this, the Marple property market is flourishing. The popularity of the area and demand for a wide range of stock continue to drive property prices up.
To accommodate this, our expert valuer implements a comparable and realistic pricing strategy to generate high volumes of activity early on which helps achieve the best possible price for the vendor.
The overall message we have for prospective sellers is that now is the time to do so! The market is hot and spring is historically when we see the highest level of activity.
