Northwich Property Market Update – August 2026

Sellers in Northwich are seeing that the local property market remains resilient, despite a slower year for transactions.

Average sale prices in Northwich on a price-per-square-foot basis were 3.5% higher than a year ago and 20.0% higher than five years ago, with average sold values standing at £262,177. (1)

The average sold value remains comfortably above the North West figure of £210,762, while sitting below the £280,198 average across England and Wales.

For homeowners, the figures point to a market where both annual and longer-term value growth remain encouraging.

There are still significant opportunities for those looking to sell in the near term, particularly as buyer demand across the North West continues to compare favourably with much of the UK. However, buyers have more choice and are taking a considered approach to moving, meaning that presenting properties well and setting the right price from the outset remain crucial.

What Are Current Property Market Conditions in Northwich?

Sales activity in Northwich has slowed over the past year. There were 1,232 recorded transactions during the last 12 months, 13.6% fewer than in the previous 12-month period.

This compares favourably with an 18.1% decline across the North West and a 21.4% fall across England and Wales, showing that transaction levels in Northwich have held up better than the wider regional and national markets.

Buyer demand has been subdued nationally, although the regional picture is significantly more positive. The latest RICS UK Residential Market Survey recorded a net balance* of -28% for new buyer enquiries in July, improved from -41% in March. Its 12-month sales expectations balance also rose to +3%, the strongest reading since February. (2)

For sellers in Northwich, the North West data is particularly encouraging. RICS’ regional figures showed a net balance of almost +10% for new buyer enquiries in the North West, meaning more respondents reported rising demand than falling demand. This places the region among the stronger parts of the UK for buyer interest and contrasts sharply with the negative national picture.

These buyers also have more properties to choose from. Rightmove reported that the number of homes available nationally in August was higher than at the same point in any year since 2014, while the average asking price of a newly listed property fell by 2.0% to £364,999. (3)

For Northwich, the picture is therefore one of more measured activity rather than weakening values. Prices have continued to rise, and transaction volumes have performed better than the wider North West and England and Wales, while stronger regional buyer demand provides further encouragement for sellers.

However, greater choice means sellers still face competition for buyers’ attention, making accurate pricing and strong presentation increasingly important.

What Are Average House Prices by Property Type in Northwich?

Detached and semi-detached homes make up the majority of Northwich’s housing market, while flats account for around 8% of recorded property-type sales.

Average sold values over the past 12 months were:

  • Detached homes: £431,401
  • Semi-detached homes: £246,327
  • Terraced homes: £181,219
  • Flats: £122,992

Detached, semi-detached and terraced homes in Northwich are all achieving higher average values than their respective North West averages of £385,556, £235,831 and £156,947.

Flats sit below the regional average of £137,658, providing a more accessible entry point into the local property market.

The spread of values across property types helps Northwich attract a broad mix of buyers, from first-time purchasers and young families to established homemovers and those looking for larger family homes.

What Is Happening in the UK Property Market?

The wider UK housing market remains relatively subdued, although house prices are continuing to record modest annual growth.

Nationwide reported an average UK house price of £275,465 in August, up 1.6% year-on-year. (4) Official ONS figures similarly showed an average UK house price of around £272,000 in June, 2.0% higher than a year earlier. (5)

Borrowing costs remain an important influence on buyer confidence. The Bank of England held the Bank Rate at 3.75% in July. (6) CPI inflation also increased to 2.9% in July, from 2.6% in June. (7)

These national indicators provide useful context, but the RICS figures demonstrate why it is important to consider regional conditions as well. Buyer demand in the North West is currently stronger than across much of the wider UK market, while Northwich itself continues to record positive price growth and a comparatively smaller decline in transactions.

For Northwich homeowners, local sales values, transaction levels and buyer behaviour therefore provide a more useful picture of current conditions than national averages alone.

How Could Northwich Regeneration Affect the Property Market?

There has also been further progress with investment in Northwich town centre.

In August, Cheshire West and Chester Council confirmed that the new Northwich Market will open at Barons Quay on Friday 18 September. The new market will include a wider mix of traders alongside indoor and outdoor dining and social space. (8)

Its opening represents an important milestone within the wider plans for Northwich town centre and is closely linked to the proposed regeneration of Weaver Square.

Plans for Weaver Square include the creation of around 200 new homes, including affordable housing, alongside improved public spaces, flexible event areas and supporting infrastructure. Proposals also include the potential for a new town-centre bus hub. (9)

The redevelopment is intended to create a new residential community within the town centre while increasing footfall, supporting existing businesses and attracting further investment.

While regeneration does not automatically translate into higher house prices, continued investment in local amenities, public spaces and connectivity can strengthen an area’s appeal to people considering where they want to live.

What Do Current Market Conditions Mean for Northwich Sellers?

With buyers taking a more considered approach to the housing market, presentation and accurate pricing remain particularly important.

Local values have continued to perform well despite lower transaction numbers. Average sale prices on a price-per-square-foot basis are 3.5% higher than a year ago, while Northwich’s 13.6% fall in transactions is considerably smaller than the declines seen across the North West and England and Wales.

The regional demand picture is also encouraging. While buyer enquiries remain negative nationally, the North West continues to stand out as one of the stronger parts of the UK, with RICS respondents locally reporting an increase in buyer interest.

For Northwich sellers, this means buyers are still there, but they have greater choice and are likely to compare competing homes carefully before making a decision.

A property that launches at the right price, is well presented and marketed effectively is better placed to generate interest from serious buyers and build momentum from the outset.
