With excellent connections to Manchester, Chester and Warrington, a thriving town centre and a wide variety of surrounding villages, Northwich continues to appeal to first-time buyers, families, homemovers and buy-to-let investors.
As of July 2026, the average property sold in Northwich over the past 12 months achieved £263,838. This is considerably higher than the North West average of £209,591 but remains below the England and Wales average of £280,069. (1)
The total value of recorded property sales in Northwich during this period reached more than £372.5 million, demonstrating the scale and diversity of the local market.
Although Northwich values remain relatively strong, buyers are taking a more considered approach. Accurate pricing, effective presentation and a clear marketing strategy are therefore particularly important for homeowners bringing a property to market.

Property values in Northwich have performed strongly over the past year.
Average sale prices calculated on a price-per-square-foot basis increased by 4.5%. This compares with growth of 2.4% across the North West and a fall of 0.9% across England and Wales.
This means Northwich has outperformed both the wider region and the national market during the latest 12-month period.
There were 1,222 completed transactions in Northwich over the past year. Although this represents an annual fall of 16.4%, the reduction was smaller than the 17.4% decline recorded across the North West and the 20.8% fall across England and Wales.
This combination of rising values and a comparatively smaller reduction in transactions suggests that Northwich has remained relatively resilient despite the more cautious conditions affecting the wider housing market.
Homes that are realistically priced and presented to a high standard can therefore continue to attract committed buyers. However, properties launched above their likely market value may take longer to generate interest.
Property transactions in Northwich fell by 16.4% over the past 12 months.
This reduction reflects a market shaped by changing borrowing costs, affordability pressures and wider economic uncertainty. However, Northwich’s decline was less pronounced than the reductions experienced across both the North West and England and Wales.
The national transaction picture is somewhat more positive. There were a seasonally adjusted 98,450 UK residential property transactions during May, approximately 17% more than in May 2025. However, this annual increase partly reflects the lower transaction levels recorded following the Stamp Duty threshold changes introduced in April 2025. (2)
For Northwich sellers, the local figures underline the importance of attracting serious buyers from the moment a property is launched.
A strong pricing strategy can help create early interest, reduce the risk of a property remaining on the market for an extended period and place the seller in a stronger position when negotiating an offer.
Although buyer demand remained subdued across much of the national property market, the North West continued to perform more positively than many other parts of England and Wales.
The Bank of England recorded 56,205 mortgage approvals nationally during May, which was 10.8% lower than a year earlier.

The June 2026 RICS Residential Market Survey recorded a net balance* of -29% for new buyer enquiries across England and Wales. In contrast, the North West returned a marginally positive balance of +2%, representing a 31-percentage-point difference. (4)
This indicates that while more surveyors nationally continued to report falling buyer enquiries, demand across the North West was broadly stable, with slightly more respondents reporting an increase than a decrease.
This regional resilience is encouraging for Northwich sellers. The town’s varied housing stock, employment connections, established amenities and access to the wider Cheshire area continue to support its appeal.
However, buyers remain selective about price, condition and overall value, making an accurate valuation essential when preparing a property for sale.
Houses continue to dominate the Northwich property market.
Of the completed sales categorised by property type in the supplied data, 407 were detached homes and 405 were semi-detached properties. Together, these accounted for approximately 67% of categorised sales.
A further 304 transactions involved terraced homes, showing that this part of the market also remains important for first-time buyers, young families, investors and people looking for a comparatively accessible route into Northwich.
Flats accounted for approximately 8% of recorded sales, with 91 completed transactions. Northwich is therefore predominantly a market for houses rather than apartments.
Houses achieved an average sales price of £280,148, while flats sold for an average of £126,434.
The highest value recorded by the Land Registry over the past 12 months was £3 million for a house and £580,000 for a flat, highlighting the considerable range of property available across Northwich and its surrounding areas.
The local sales mix gives Northwich a broad audience. Detached and semi-detached homes appeal strongly to families and upsizers, while terraced properties and flats provide more accessible options for first-time buyers and investors.

Detached properties in Northwich achieved an average value significantly above the North West figure of £384,279. This reflects the strong demand for larger family homes across Northwich and its surrounding villages.
Semi-detached homes also achieved more than the North West average of £234,580, while Northwich’s average terraced property value was considerably above the regional figure of £155,942.
Flats remain the most accessible route into the Northwich market. Their average value of £126,434 was below the North West average of £137,078 and considerably below the England and Wales figure of £225,206.
Longer-term figures also demonstrate the underlying strength of the local market. Average Northwich sale prices have increased by 23.2% over five years and 45.6% over ten years, based on price-per-square-foot data.
Although future growth cannot be guaranteed, this longer-term performance reinforces Northwich’s position as a resilient and established Cheshire property market.
The wider economic environment remains mixed but has shown some encouraging signs.
Monthly UK GDP increased by 0.1% in May, following a fall of 0.1% during April. The economy grew by 0.7% across the three months to May compared with the preceding three-month period. (5)
CPI inflation eased to 2.6% in the 12 months to June, down from 2.8% in May. (6)
Lower inflation may gradually improve household confidence. However, borrowing costs, disposable income and monthly affordability will continue to shape buyer decisions.
According to the UK House Price Index, the average UK property value reached £271,295 in May, representing annual growth of 2.7%. The North West recorded particularly strong performance, with average values increasing by 5.8% year-on-year. (7)
Rightmove reported that the average price of property coming to market fell by 1% in July to £372,359. This was a larger reduction than the average July fall of 0.2% recorded over the previous ten years. (8)
Zoopla also reported that the number of sales being agreed during June was 7% lower than a year earlier. (9)
The overall picture is therefore one of price resilience but reduced activity. Buyers remain present, although they are taking more time to compare properties, consider their borrowing options and determine whether a home represents good value.
Northwich continues to benefit from the ongoing work of Northwich BID, which supports town-centre businesses, promotes local events and helps encourage people to visit and spend time in the area. (10)
A varied town-centre offer can contribute to the longer-term appeal of a location. Buyers consider more than the condition of an individual property when deciding where to live. Local shops, restaurants, leisure facilities, public spaces and community events can all influence how people perceive an area.
Northwich’s combination of town-centre amenities, canal-side spaces, transport connections and access to the Cheshire countryside continues to provide a strong lifestyle proposition.
These factors will not automatically cause an immediate increase in property values. However, continued support for the town centre and local economy can help reinforce Northwich’s longer-term appeal among buyers searching for convenience, community and access to employment centres across Cheshire and Greater Manchester.
For Northwich homeowners, opportunities remain available despite the reduction in overall transaction numbers.
Average values have risen by 4.5%, while the fall in transactions has been less pronounced than across the North West and England and Wales. This suggests that buyers have not withdrawn from the Northwich market entirely.
There are still committed buyers who are motivated to move. However, they are becoming more selective about the homes they view and the prices they are willing to pay.
With summer traditionally representing a quieter period across parts of the property market, homeowners considering a move can use this time to prepare their property and get ahead of sellers planning to launch later in the year.
