Northwich Property Market Update – June 2026

With its strong Cheshire location, established town centre, good transport links and wide mix of family homes, Northwich continues to appeal to a broad range of buyers, from first-time movers and young families to upsizers, landlords and those looking for more space.

As of early July 2026, the average sales price in Northwich over the past 12 months was £265,414, with the total value of property sales reaching £347,183,913. This places Northwich above the North West average of £209,021, but still below the England and Wales average of £279,706, helping the area retain its appeal as a well-positioned Cheshire market with a broad choice of homes. Northwich Property Market


Property values in Northwich have strengthened over the past year, with average prices increasing by 5.02% on a price-per-square-foot basis. This suggests that, despite a more cautious national backdrop, Northwich has continued to see resilient local demand.

Over the past 12 months, Northwich recorded 1,174 property transactions, down 19.4% year-on-year. This reflects the wider slowdown seen across the market, with transaction volumes also falling across the North West and England and Wales.

However, while activity has eased compared with the previous year, Northwich remains a substantial local market. Its mix of detached, semi-detached and terraced homes means it continues to attract buyers at different stages of the property ladder, particularly those looking for more space within reach of Cheshire, Manchester, Warrington and the wider North West.


Northwich Property Transactions


The fall in transactions is not unique to Northwich. Across England and Wales, transaction levels have also declined over the past 12 months, reflecting a market shaped by higher borrowing costs, affordability pressures and wider economic uncertainty.

The Bank of England held Bank Rate at 3.75% in June, with the Monetary Policy Committee voting 7–2 to keep rates unchanged. Two members voted for an increase to 4%, showing that inflation and global energy price volatility remain key concerns for policymakers. (2)

The wider economy has also remained mixed. Monthly GDP contracted by 0.1% in April 2026, following growth of 0.3% in March and 0.4% in February. (3) Meanwhile, CPI inflation stood at 2.8% in the 12 months to May 2026, unchanged from April. (4)

For the property market, this creates a more selective environment. Buyers are still active, but many are carefully weighing up affordability, mortgage costs and value for money before making a move. For sellers, this means accurate pricing and strong presentation remain essential.


Buyer Demand in Northwich


Buyer demand across the UK has been softer in recent months, but Northwich continues to benefit from its Cheshire setting, family-friendly housing stock, local amenities and access to nearby employment hubs.

The area offers a strong balance between town living, green space and commuter convenience, which helps support demand from a wide range of buyers. Northwich also provides more choice than some higher-priced Cheshire locations, making it attractive to buyers who want space and connectivity without moving into the most expensive parts of the county.

The key point for sellers is that today’s buyers are often looking for clear value. Homes that are priced in line with the local market, presented well and marketed effectively are more likely to generate early interest and stronger offers.


Northwich Homes


Houses continue to dominate Northwich’s property market. Over the past 12 months, flats accounted for just 7% of sales, with houses achieving an average sales price of £281,437. Flats achieved an average price of £125,319.

The highest value recorded by the Land Registry over the past 12 months was £355,000 for a flat and £3,000,000 for a house, showing the range of stock available across the local market.

Detached and semi-detached homes remain particularly important to Northwich’s appeal. These property types continue to attract families, upsizers and buyers looking for more living space, while terraced homes and flats provide more accessible options for first-time buyers and investors.


Northwich House Prices


Here’s how average sold values break down for Northwich properties by type:

Detached: £430,130
Semi-detached: £251,013
Terraced: £184,259
Flats: £125,319

This pricing mix gives Northwich a broad level of market appeal. Detached homes sit close to the England and Wales average for this property type, while semi-detached and terraced homes offer comparatively strong value when compared with many other Cheshire locations.

Longer-term figures also show Northwich’s underlying strength. Average sale prices have increased by 23.6% over the past five years and 46.1% over the past decade, based on price-per-square-foot data.

While the market is more price-sensitive than during the fastest-moving periods, this longer-term performance reinforces Northwich’s position as a resilient local market with steady buyer appeal.


Wider Market Context


Across the UK, average house prices reached £270,080 in April 2026, up 3.8% year-on-year according to the latest UK House Price Index. (5)

However, asking price data suggests sellers are having to work harder to attract buyers. Rightmove reported that the average price of property coming to market fell by 0.6% in June to £376,191, the biggest June fall in fourteen years. (6)

Despite this, the outlook is not entirely negative. HM Treasury’s June average of independent forecasts expects UK house prices to grow by 1.6% in 2026. (7) Nationwide’s June House Price Index also reported annual house price growth of 2.2%, with average prices standing at £277,484. (8)

Transaction data shows a similar mixed picture. HMRC recorded 98,450 UK residential property transactions in May 2026, up 17% year-on-year, although this partly reflects lower transaction levels in April and May 2025 following stamp duty threshold changes. (9)

RICS’ May 2026 Residential Market Survey shows that new buyer enquiries remained in negative territory, with a net balance of -34%. However, expectations for sales volumes over the year ahead improved slightly, with a net balance of +2% anticipating a pick-up in activity. (10)

Zoopla’s June House Price Index also noted that sales agreed were 7% lower year-on-year, underlining the importance of realistic pricing in the current market. (11)


What This Means for Sellers in Northwich


For sellers, the current market in Northwich is best described as active, but selective.

The good news is that values have continued to grow over the past year, with average prices up 5.02% on a price-per-square-foot basis. This suggests Northwich continues to benefit from solid local demand, particularly for well-positioned family homes.

However, lower transaction levels show that buyers are taking a more measured approach. That means sellers need to be realistic from the outset. Overpricing can reduce early interest and lead to longer marketing times, while a strong launch price can help generate competition and momentum.

Presentation also matters. In a market where buyers are comparing more options, small improvements, quality photography, clear property details and a strong marketing strategy can all make a meaningful difference.
