Our February Auction Delivers Truly Stunning Results!

The results of our February property auction are in and this month’s sales really speak for themselves! 

After a strong start to the year in our January Auction, we were sure that our February sale would further capitalize on the strong demand for property that we are currently seeing throughout the market. 

On the day of the auction, bidders were out in force and within just a few lots it was clear that the strong appetite from buyers was going to make February’s auction one to remember. 

This momentum carried on throughout the event, leading to an exciting day for our team, auction buyers and most importantly of all – our auction vendors.

February Auction Results 

During our February auction, we exchanged contracts on 45 properties – a stunning 74% of the total lots on offer! This generated a whopping £7.7 Million for our sellers up and down the UK.

February Auction Success Stories

With our January auction delivering excellent results, we wanted to ensure that our February event was even better. Although January is traditionally a time when buyers come to market after the festive period, we knew that some sellers move faster than others and that there would be plenty of stock available to tempt buyers during the February auction. 

On the day of the auction, over 60 lots were available, covering everything from apartments and family homes to commercial property and development plots.

Lot 38 – 354 Edge Lane, Droylsden

This property had been tenanted before coming to auction. However, when the home became vacant the owners were so disappointed in the condition that it had been left in that they were unsure how to proceed with a sale.

We could tell that the property had a lot of potential and would be popular with buyers at auction. The vendors trusted our assessment that the home could be sold ‘as seen’ and still achieve a good price at auction. 

Within just a few weeks of coming to market, Edge Lane achieved 40 viewings and six good offers. Despite this interest, it was decided to let the property continue to auction, as it was mutually felt that the interest from buyers would result in a great final sale price. 

On the day of the auction, we decided to keep the reserve price at £115,000. Following some energetic bidding, the property finally sold for £164,000 – £49,000 more than the vendors had expected!

“We are surprised beyond belief that it went for so much! Thanks again for your help, from start to finish your service has been both friendly and professional, and we will be singing your praises on the review platforms,” they said.

“We were distraught when we found out last April that the property had been left in such a state. So to have it sold and to have made a significant profit, is a great weight off our shoulders.”

Lot 27 – Land Adjacent to Buxton Road, Hazel Grove

The vendor of this lot had originally purchased the land along with their house, recognizing its potential for future development. 

When they approached us for a valuation of both the house and the land, we advised that selling the land separately would maximize its value, as we also saw its strong development potential.

In contrast, a local estate agent had suggested selling the land with the house but did not assign it a specific value or highlight its potential.

Working closely with the client, we developed a strategic marketing plan and set an initial guide price of £70,000. After assessing strong buyer interest, we decided to keep the land in the auction rather than accepting early offers. On auction day, the lot attracted significant competition, with 19 registered bidders and 118 bids, ultimately selling for £216,000.

This result far exceeded the client’s expectations, and they were absolutely thrilled with the outcome.

Lot 28 – 10 Gordan Avenue, Sale

When the owners inherited this property from their mother, they soon faced significant challenges selling on the open market.

The initial estate agent struggled to attract serious buyers and failed to check if those interested actually had the means to follow through, which led to an offer of £235,000 falling through.

Frustrated with the slow progress and disappointing results, the family decided a new approach was necessary. They turned to us, following a recommendation from one of our trusted clients, drawn by the certainty of selling at auction—where, once the hammer falls, the sale exchanges, minimising the risk of the deal falling through.

We set a guide price of £175,000, which quickly attracted interest, resulting in 16 viewings and 8 pre-auction offers.

Despite this interest, we mutually agreed to let the property go to auction, confident it could yield an even better result.

On auction day, following some competitive bidding, the property sold for an impressive £214,000. Our clients were thrilled—not just because the property finally sold, but also because they knew the money would be in their bank account just 28 days later.
