Our October property auction roundup – it’s a big one!


An absolutely remarkable result for our latest online auction.

Our team at Edward Mellor Auction have managed to sell 34 of the 66 lots available, and raise an unbelievable £4,305,250 in property sales for our vendors.


Our Head of Auctions, Aaron Wade, commented on the success of the online property auction:

We’ve had another really successful auction with some fantastic properties that have gone under the virtual gavel. We had nearly 300 registered bidders which resulted in some pretty competitive bidding over the 6-hour auction.

Due to the consistent growth this year I’m really pleased to welcome two new members to the team. Let’s take a second to look at a few residential and commercial properties that stole the show at our tenth sale of the year.


Lot 33 – Byron Road, Manchester


Byron Road, Manchester sold for £135,500.

The first lot we’d like to talk about is Lot 33, a 4-bed mews property located in Denton, Manchester.

The current owner had completely stripped this property back and was in the process of finishing the renovation when they decided to sell. This made this property ideal for any budding property developer.

When we spoke to our client about selling the property, we advised a guide price of £110,000 but once again we exceeded our clients’ expectations and the hammer finally fell on a sale of £135,500!

They even had this to say: “Louise was fabulous throughout the whole process, keeping me updated and advising me. Couldn’t recommend Edward Mellor enough! Fantastic service!”

A testament to the speed of auction – the contracts were exchanged immediately and our clients will have their money in 28 days. From start to finish, our clients were able to sell their home in less than THREE weeks.


Lot 38 – Oakland Avenue, Offerton


Oakland Avenue, Offerton sold for £194,500.

The next lot we’d like to talk about is Lot 38, a 2-bed semi-detached property in Offerton, Stockport.

In need of a fast and secure sale, they came to the auction team at Edward Mellor.

After discussing their needs and expectations we agreed on a guide price of £160,000 with the aim of achieving £180,000.

After 68 bids from 6 bidders, the gavel fell on a sale price of £194,500 – £14,500 more than what our client had hoped to achieve!

Even though our clients are over the moon with the price that was achieved, they’re happier at the fact their sale was fast and secure. Once the gavel falls in a property auction the successful bidder can’t back out of the sale nor can they renegotiate the price. This is just one of the many benefits selling your property at auction has over the open market.

Lot 68 – Meadowside, Bramhall


Meadowside, Bramhall sold for £364,000.

Next up is Lot 68, a 3-bed detached property in Bramhall.

Previously on the open market with our Hazel Grove branch, we knew it could achieve a better at auction and so advised the client of this.

Entering the auction at a late stage at a guide of £275,000, our team knew they had to work fast in order to maximise interest on this lot to ensure a good price – and they went above and beyond!

The gavel fell on this lot at an unbelievable price of £364,000! Our experienced auction team were instrumental in helping our client achieve almost £100,000 above guide and, as you can imagine, they were over the moon!
