What’s Going on in the Reddish Property Market?

With the festive period behind us, it’s time to reflect on the Reddish property market and evaluate Edward Mellor’s performance this December. As we head into the new year, we are dedicated to providing expert and reliable services to our clients.

Let’s take a look at how we ended yet another successful year!

Current Buyer Trends in Reddish

Reddish is a highly desirable area due to its convenient location between Stockport and Manchester. It provides residents with excellent transport links, as well as a range of local amenities, making it ideal for young couples, first-time buyers and professional persons. Furthermore, its proximity to the residential areas of Heaton Chapel and Heaton Moor makes Reddish a popular area for young adults moving out of the family home but wishing to stay close by.

Consequently, properties in the highest demand are two-bedroom terraced homes and three-bedroom semi-detached properties.

The festive period has seen a slight dip in the market with only 8 new instructions for Edward Mellor this month compared to the 17 we achieved in November*. Despite this we outperformed our competitors and achieved 13.8% market share of new properties brought to the market in December*.

Total property sales in Reddish over the past three months have been valued at £12.5m, with 90% of these sales involving homes rather than flats**. This strongly suggests that buyer interest in the area is coming from first-time home buyers, growing families and landlords who are expanding their portfolios, rather than individual buyers looking for small flats.

This month there were 62 sales completed in Reddish and 58 new instructions, meaning that demand is currently higher than supply and that it’s a sellers’ market*.

If you were thinking about listing your property with us then now is the perfect time to do so!

Reddish House Prices

The average sale price for properties in Reddish over the past 12 months is £194.405, which is a 0% increase in annual sales prices and a 32% rise in sales prices over the past 5 years**.

The stability of house prices in Reddish over 2024 are yet another reason for its popularity with first-time buyers as the majority of Greater Manchester appears to be rising.

Our Reddish team are committed to achieving the best possible outcome for our vendors and this includes securing a competitive price. To do so, we employ an offer-over strategy to help drive prices.

Edward Mellor In Reddish

We have a plethora of exciting success stories this month and it’s no surprise after we sold 16.1% of the market this month*. December saw our Reddish team expanding into Heaton Mersey with the listing of two terraced properties on Lyme Street and Park Row. Both homes sold quickly within a few weeks of going live on the market due to your fantastic Reddish team who are experts in finding the right buyer for each property and ensuring a speedy completion.

Overall, this shows that the Reddish property market is thriving and our pricing strategy is helping drive sales through quickly and achieving the best possible price for your clients.
