Reddish Property Market March 2025 Update

Spring has sprung! The mornings are brighter, the nights are getting longer, the leaves are back on the trees and it’s the busiest time of year for the property market. 

With an increase in buyer enquiries and viewing figures, we have seen an uptake in both new instructions and sales during March. 

Let’s take a look at how the beginning of spring has affected the property market.

Current Buyer Trends in Reddish

This month we have continued to see predominantly first-time buyers dominating the market within Reddish. Located between Manchester and Stockport, the area provides residents with excellent transport links, via train and bus, making it extremely popular with commuters. With rent prices rising in central Manchester, we have seen an uptake in first-time buyers seeking to invest in a more affordable area which is still within a commutable distance.

Currently, it appears that the stock available is meeting buyer demand, with 36 new instructions and 35 sales agreed this month, however, when speaking to our buyers they tell a different story. For first-time buyers looking to move into the area, there is an abundance of two-bedroom terrace properties available, however, buyers seeking to upsize are struggling with the lack of larger properties on the market. Many are pushed out of the area and are relocating to areas such as Bredbury, Woodley and Marple where there are more 3-4 bedroom semi-detached homes for sale. 

Consequently, our Reddish team has been working closely with our Woodley and Marple branches to connect vendors with pre-qualified buyers and create chains to lead to a successful completion.

For first-time buyers, North Reddish has been particularly popular this month. This is due to a number of reasons, such as its affordability in comparison to areas such as Heaton Moor and Heaton Chapel which demand a higher price point.

The average sale price for properties in Reddish over the past 12 months is £199.727, which is 3% annual increase and a 29% rise in sales prices over the past 5 years**. 

Nationally, the speed at which house prices have been rising is slowing down and with the turbulent state of international politics, the future is looking uncertain. Despite this, the Reddish property market is flourishing. The popularity of the area and demand for a wide range of stock continue to drive property prices up.
