Reddish Property Market Update – July 2026

With close connections to Stockport and Manchester, established local amenities and a broad mix of housing, Reddish continues to appeal to first-time buyers, young families, homemovers and property investors.

Affordability remains an important part of the area’s appeal. As of July 2026, the average property sold in Reddish over the past 12 months achieved £214,265. This is slightly above the North West average of £209,591, but considerably below the England and Wales average of £280,069. (1)

The total value of property sales recorded in Reddish during this period was approximately £92.7 million.

This combination of comparatively accessible prices and convenient connections should help Reddish retain its broad appeal. However, buyers are currently taking a more considered approach, making accurate pricing, strong presentation and effective marketing particularly important for anyone bringing a property to market.


Reddish Property Market


Property values in Reddish have continued to move positively over the past year.

Average sale prices, calculated on a price-per-square-foot basis, increased by 3.3%. This was ahead of the 2.4% growth recorded across the North West and significantly stronger than England and Wales, where average values fell by 0.9%.

Reddish recorded 423 completed property transactions over the past 12 months. Although this represented a year-on-year reduction of 3.4%, the decline was considerably smaller than the falls recorded across the North West and England and Wales.

This combination of rising average values and a relatively modest reduction in transaction numbers suggests that Reddish has remained comparatively resilient despite the more cautious conditions affecting the wider housing market.

Homes that are realistically priced and presented to a high standard can therefore still attract committed buyers. Properties launched above their likely market value may take longer to generate interest, particularly while buyers have more time and choice when comparing available homes.


Reddish Property Transactions


Property transactions in Reddish fell by 3.4% over the past 12 months.

This was substantially smaller than the 17.4% reduction recorded across the North West and the 20.8% fall experienced throughout England and Wales.

While local activity has slowed slightly, the figures suggest that Reddish has avoided the sharper reduction in completed sales experienced across many other parts of the market.

The latest national transaction figures also show some signs of stability. HMRC recorded a seasonally adjusted 98,700 UK residential property transactions during June 2026. This was approximately 2% higher than in June 2025 and marginally higher than the previous month. (2)

HMRC notes that completed transaction figures typically reflect offers accepted several months earlier, so they do not necessarily represent current buyer activity. However, the latest annual increase indicates that underlying market activity may be beginning to improve.

For Reddish sellers, the local figures underline the importance of attracting serious buyers from the moment a property is launched.

A strong pricing strategy can help create early interest, reduce the risk of a listing becoming stale and place the seller in a stronger position when negotiating an offer.


Buyer Demand


Buyer demand remains influenced by mortgage affordability, economic uncertainty and changes in household confidence.

The Bank of England recorded 58,200 mortgage approvals for house purchases during June, up from 56,600 in May. However, this remained below the average of approximately 61,400 recorded over the preceding six months. (3)

The Bank of England also voted to maintain Bank Rate at 3.75% on 30 July 2026. Six members of the Monetary Policy Committee voted to hold the rate, while three members preferred an increase to 4%.

The Bank highlighted volatile energy prices and the continuing conflict in the Middle East as important sources of uncertainty for inflation and the wider economy.

The June 2026 RICS Residential Market Survey recorded a national net balance* of -29% for new buyer enquiries. This was marginally less negative than the -34% readings recorded in each of the previous two surveys, suggesting that the recent reduction in demand may be beginning to ease.

The regional picture remained more positive than the national average, with northern markets generally reporting stronger sentiment than many areas in southern England.

This relative regional resilience is encouraging for Reddish sellers. The area’s pricing, housing mix and links to Stockport and Manchester continue to support its appeal, even as buyers remain selective about condition, value and monthly affordability.


What Is Selling in Reddish?


Terraced and semi-detached homes continue to dominate the Reddish property market.

Of the completed sales categorised by property type in the supplied data, 197 were terraced homes and 174 were semi-detached properties. Together, these accounted for approximately 89% of recorded sales.

This reflects Reddish’s established appeal among first-time buyers, young families and homemovers looking for practical houses at comparatively accessible prices.

Detached homes represented a much smaller proportion of the market, with just 17 completed sales. Their relative scarcity means that appropriately positioned detached properties may attract interest from buyers who want more space while remaining in the local area.

Flats accounted for approximately 7% of completed sales, with 29 transactions recorded. This shows that Reddish remains predominantly a market for houses rather than apartments.

Houses achieved an average sales price of £220,960, while flats achieved an average price of £141,966.

The highest value recorded by the Land Registry during the past 12 months was £600,000 for a house and £220,000 for a flat, demonstrating the range of homes and price points available across the area.

Detached properties in Reddish remain considerably more affordable than the wider North West average of £384,279, potentially making the area attractive to families and upsizers searching for additional space.

Semi-detached homes achieved an average value above the North West figure of £234,580.

Reddish’s average terraced property value was also considerably higher than the regional average of £155,942. This may reflect the area’s location, connections and continued demand for traditional terraced housing.

Flats remained the most accessible route into the Reddish market, although their average value was slightly above the North West average of £137,078.

Longer-term figures also demonstrate the underlying growth in Reddish property values.

Average sale prices have increased by 27.5% over the past five years and 82.9% over the past ten years, based on price-per-square-foot data.

While future market performance cannot be guaranteed, this longer-term growth reinforces Reddish’s position as an established residential market with broad buyer appeal.


Wider Market Context


The wider economic environment remains mixed, although several indicators have shown signs of improvement.

Monthly UK GDP increased by 0.1% in May, following an unrevised fall of 0.1% during April. The economy grew by 0.7% across the three months to May compared with the preceding three-month period. (6)

CPI inflation eased to 2.6% in the 12 months to June, down from 2.8% in May. Lower inflation may gradually support household confidence, although borrowing costs and monthly affordability will continue to influence buyer decisions. (7)

According to the UK House Price Index, the average UK property value reached £271,295 in May, representing annual growth of 2.7%.

The North West recorded stronger regional performance, with average property values increasing by 5.8% year-on-year to £219,506. (8)

Other indicators suggest that sellers are competing harder for buyer attention.

Rightmove reported that the average asking price of a newly listed property fell by 1.0% in July to £372,359. This was substantially larger than the average July reduction of 0.2% recorded over the previous ten years. (9)

Zoopla’s July House Price Index recorded annual UK price growth of 1.3%, while the number of sales agreed was 9% lower than a year earlier. However, the North West recorded the strongest gains in average property values, with the typical home adding approximately £7,100 over the year. (10)

Zoopla expects activity to begin improving from September, provided mortgage rates remain relatively stable. Its figures also reinforce the importance of realistic pricing, with buyers benefiting from greater choice and increased negotiating power in many areas.

The overall picture is therefore one of resilient property values but more cautious buyer activity.

Serious buyers remain in the market, although they are taking more time to compare homes, assess mortgage costs and decide whether a property represents good value.


Local News and What It Means for the Market


Investment in Stockport’s district centres continues to support local high streets, including Reddish.

Backed by the UK Shared Prosperity Fund, Stockport Council’s district-centre programme includes measures intended to improve safety, increase community engagement and create more welcoming high streets through upgraded lighting, greenery and targeted regeneration projects. (11)

For the property market, investment in the wider area is important because buyers consider more than the condition of an individual home.

The appearance of local shopping areas, the availability of amenities, public spaces and the overall strength of the community can all influence how buyers perceive an area.

These improvements will not automatically result in an immediate increase in property values. However, continued support for Reddish’s local centres can help strengthen its longer-term appeal among buyers looking for affordability, convenience and connections to Stockport and Manchester.
