Birch Polygon

Birch Polygon | A Golden Property Project With a Colourful History

We’ve got a handful of really unique properties going under the gavel this June – and Birch Polygon in Rusholme is one of our headlining lots.

Situated on a quiet street just yards away from Birchfields Park are two large properties set to be sold at our June auction.

They’ve stood side-by-side, empty for nearly two decades – but they’re now ready for a new lease of life.

Both the six-bedroom and eight-bedroom properties would make a magnificent family home for a buyer with a bit of vision.

If you’re thinking even bigger than your average renovation project, they could be transformed into a fantastic buy-to-let investment.

But before we start dreaming about all the amazing things these two homes could be, let’s take it back to the beginning.

These two homes share a lot more than just a postcode and have a history worth looking at. So, here’s the tale of two ‘sister’ properties on Birch Polygon.

The History

Birch Polygon

It’s very rare we deal with a property that has been owned by the same family throughout their entire lifetime – which is why Birch Polygon is so special.

For over a century, the same family has owned both of these substantial homes. That’s two generations of the same tribe spending their entire lives in the exact same spot.

As a successful family business made up of three generations, you can understand why we find this so cool!

The family bought the first of the two properties (the smaller, 6-bedroom house) in 1906 shortly after it had been built. Later in 1964, the family purchased the larger, 8-bedroom property.

Although there’s over 100 years’ worth of family history ingrained into these well-lived in properties, they haven’t always been family homes.

Both the six and the eight bedroom properties have operated as successful bedsits which have been a great source of income for the family.

After many years of renting out rooms to local tenants, both properties gradually slipped into a state of disrepair.

The original six bedroom family home was deemed uninhabitable 18 years ago and hasn’t been touched since.

Although the larger, 8-bedroom property is only in need of some modernisation, it also hasn’t been lived in for many years.

From tenants to family members and a few months to an entire lifetime – it’s safe to say this property has a colorful history.

What makes these properties so special?

Birchfields

As well as a rich history and an abundance of unique, period features – these properties have a fantastic location.

Birch Polygon offers city living in a wonderfully peaceful, leafy location. There is a footpath that leads directly into the beautiful Birchfields Park which is just moments from the property.

It’s ideally situated close to Manchester City Centre, close to universities and hospitals with access via excellent transport links.

Here, you really do get the best of both worlds.
