Tips for Selling Your Home This Spring

Looking to sell your property this spring? With the lighter evenings, warmer days and the hint of summer in the air, spring is one of the best times to put your property on the market.

Brighter days and natural light do wonders in increasing the quality of pictures and making your home seem more attractive to buyers. No matter how appealing your property is, it will always look better on a sunny day.

To make sure your home is in tip top condition ahead of photographs and viewings, take a look at our step-by-step guide, designed to give you the best chance at a successful and speedy completion.

Deep Clean

While cleaning may seem like an obvious thing to do, below are a few tips that you may not have considered to help your home sparkle:

  • Deep clean your property from top to bottom. If you’re in the position to, consider getting a professional to help.
  • Get your carpets cleaned.
  • Smells – unblock your drains and take the bins out.
  • Make sure there is no mould in rooms prone to it, such as the bathroom or kitchen.
  • Remove condensation from the windows.

De-Clutter

Think about the type of property you have and consider the kind of buyers it will attract. For example, if you’re selling a four-bedroom detached property, then typically it will be most attractive to families. Therefore, it’s important not to depersonalise your home too much – you want it to still be welcoming and inviting – however, keeping it free of clutter is essential.

Here are some options to keep in mind:

  • Rent a storage unit for extra furniture.
  • Remove any washing and laundry.
  • Have a general clear out – donate or sell anything you no longer use.
  • Make sure your kitchen utensils and accessories are well presented or in cupboards.
  • Remove toys and general clutter from children to allow people to get a feel of the space.

Staging

Free and easy fixes that really make a difference to the presentation of your home:

  • Make the beds.
  • Put down toilet seats.
  • Hide bleach and bathroom cleaning products.
  • Put away condiments in the kitchen.
  • Do your washing up.
  • Arrange sofa and chair cushions – perhaps add a throw.
  • Set the table.
  • Add fresh flowers.
  • Arrange books neatly on the coffee table.

Scent

How your home smells can have a huge impact on a prospective buyer’s viewing experience. Here are some things to consider:

  • Light a scented candle.
  • Bake bread or cookies.
  • Try to limit strong cooking smells.
  • Open your windows and doors to keep the property fresh.
  • Wash bedding and linen.

Home Improvements

While property renovations have the potential to increase the value of a home, you should always weigh up the pros and cons. For larger refurbishments, such as fitting a new kitchen or bathroom, you may not see a return on our efforts and while it may increase the value of your home, it isn’t guaranteed to be worth the time and money spent.

Focus on smaller home improvements. A few examples would be:

  • New blinds and curtains
  • New internal and external doors
  • Freshen everything up with a lick of paint
  • Fix all the minor repairs you’ve been meaning to get around to e.g., a leaky tap or cracked kitchen tiles

Kerb Appeal

The front external presentation of your property is just as important as what’s going on inside. It’s the first thing a buyer will see when arriving for a viewing and it’s often the first picture used when an agent is marketing your property.

Here’s the best way to make a fantastic first impression:

  • Keep your driveway free of cars – park around the corner if you can
  • Clean your windows and front door (especially if you have a porch)
  • Maintain your front garden eg cut the lawn, weed pathways and trim the hedges
  • Add potted plants around the front door to create a welcoming atmosphere
  • Paint windowsills
  • Move your bins out of sight

Many of these things won’t necessarily add value to your property, however it will help buyers to visualise themselves living in a clean, bright and welcoming home. The most important thing to remember is to keep your property looking as inviting as possible.
