There are a number of considerations prospective tenants take prior to renting a property. For a landlord looking to minimise their void periods, ensuring a strong marketing presence, as well as certain offerings, is key.

Our lettings team have posed the question to both landlords and tenants to find out what matters to them in the process of seeking out a property to let.

Running costs and broadband present the biggest gap between tenants and landlords in terms of what they view as important when a property is marketed to rent.

87 per-cent of tenants consider running costs, and 79 per-cent broadband speed, as important factors that should be mentioned in property marketing literature. However, only 67 per-cent and 57 per-cent of landlords share the same views on these components.

Affordability is the number one priority for prospective tenants, particularly in the wake of COVID-19. With working from home becoming a normal process in many tenant’s working lives, landlords should consider looking at broadband providers and speeds prior to investing in any new properties.

One of the most interesting points we found is the quality of property marketing. Tenants want to see high-quality images that accurately depict the property, particularly as many are still dubious with regards to in-person physical viewings.

As part of our marketing packages for properties, we are able to offer high-quality photographs that showcase landlord’s properties in the best possible light, as well as 360 virtual walkthroughs that allow for tenants to envision themselves inside the property; without the need for being physically present during these uncertain times.
