Over £6M Raised at our November Online Property Auction

Last month, we offered a fantastic selection of 60+ residential and commercial properties under the virtual hammer at our penultimate auction of 2021!

From a four-story home in West Yorkshire to a hotel in North Wales, we had a wide variety of properties up for grabs at our November sale from across the UK.

With over 200 people tuned in to watch our two-day online property sale, we knew we were set to see some amazing bidding and even better results.

Lasting just over 6 hours from when the first lot began to close, our team managed to raise an incredible £6.1M for our sellers at our online auction. This is our most successful November sale to date!

Our Auction Manager, Louise Buttery, commented on the success of our last property sale:

“Our November auction was another huge success with some outstanding results for our customers! With over 60 lots live we once again managed to exceed our customers’ expectations with one lot selling over £100k more than the reserve!

Our team is still busy closing deals on the few remaining lots we have available, so if you’ve seen something you like post-auction, make sure you get in touch. We have one more auction before Christmas which is set to be a big one, so make sure you don’t miss out.

If you’re interested in buying or selling at our next auction taking place on 15th – 16th December, please do give us a call on 0161 443 4740”

If you’re here for the highlights from our November auction, you’re in the right place. Let’s take a quick look at a few residential and commercial properties that stole the show at our last auction.

Lot 6 – Wren Street, Oldham

The first lot we’d like to talk about is number 6, a two-bedroom end terrace house in Oldham. The vendor bought the property in November 2020 for £33,000 as a project with the hopes of doing it up and selling it on.

After months of struggling to book the right tradesmen to renovate the property due to the pandemic, our vendor lost their passion for the project and decided it was time to sell. That’s where we come in.

We started marketing the property with a guide of £50,000, hoping to achieve around £60,000 for our client. After 25 viewings and 9 pre-auction offers, the hammer finally fell on a sale price of £83,500! Our client made an amazing £50,000 in profit without lifting a finger, simply by selling her property with us at auction.

Lot 7 – Victoria Grove, Heaton Chapel

The next lot we’d like to talk about is number 7, a four-bedroom semi-detached home in Heaton Chapel. Acting on behalf of the administration of the Estate, to demonstrate a thorough duty of care, our client decided that auction was the best method to sell this property. When selling at auction, clients have the benefit of total transparency and can show they have acted with all due diligence on behalf of the beneficiaries.

The house, whilst in need of complete renovation, offered substantial living space and occupies a huge plot on a highly sought-after road. We felt the reserve should be in the region of £460,000 but were expecting it to sell for more. After several block viewings, and several pre-auction offers, the property sold for £553,500 – a staggering £100,000 over the reserve!

Here’s what our client had to say:

“I have to say as first-timer using an Auctioneer, the team were outstanding, the experience was totally stress-free, and the communication, valuation, and professional services were fantastic, they achieved exactly what they said, and I would definitely use the company again, and recommend them to anyone. Well done to you all for being the best!”Sue, AllAgents November 2021

Lot 28 – Belgrave Road, Oldham

Next, we’d like to focus on lot 28, a 12 bedroom part occupied HMO Oldham. Our clients had owned this tenanted property for years, and although it had been a good source of income, decided it was time to wave goodbye to the stress of being a landlord and sell up.

After discussing our vendor’s needs and expectations, we agreed to set the guide price at £215,000. The property received a high level of viewings, and after some competitive bidding, sold for a fantastic price of £268,500 at auction!

The best bit about selling at auction for these clients? Properties sold at our auction exchange contracts immediately, with sellers receiving the money from the sale just 28 days later.
