The land is located in the picturesque hamlet of Rowarth which sits below the plateau of Cown Edge and is a popular destination for walkers. The hamlet is on the kinder trespass trail. There is free car parking and a small play area within the main hamlet and the hamlet boasts two popular pubs on its outskirts, one with fabulous views over to the kinder plateau and the other nestled at the bottom of the valley still has an original working waterwheel as well as outdoor seating and play area.
The land offers valuable grazing and is mainly grassed with trees and also has a stream at the foot of the site. There are stone walls and fencing delineating the boundaries.
