Selling a Property – Frequently Asked Questions
Q: “How much do your valuations cost?”
A: Valuations are completely free of charge, providing you are looking to sell your property. Appraisals for other purposes may incur a fee.
Q: “How much is my house worth?”
A: There are dozens of factors that can affect the value of your house, including its condition, size, and the local area. The most accurate way to find out how much your property is worth is by booking a free market appraisal with one of our Valuers.
Q: “Where will you advertise my house?”
A: With the rise in house hunters using the internet to find properties, we have invested heavily in our online presence.
Your property will also be marketed across our network of Edward Mellor branches for maximum exposure.
Q: “Do I have to be present during viewings?”
A: It’s completely up to you. Our professional Sales Negotiators will accompany every viewing on your house, so you choose whether to be there while the viewing takes place or simply leave a set of keys with your local branch.
Q: “Do I have to have a “For Sale” board?”
A: No, but it’s highly recommended. We receive dozens of calls each day from potential buyers wanting more details on a property after driving past and spotting the board outside. It’s an effective way of marketing your property 24/7 but if you simply do not want one, please advise your Valuer when signing the agency agreement.
Q: “Are you open on weekends?”
A: Our branches are open 9:00am – 1:00pm on Saturday, with viewing slots available from 12:00pm – 3:30pm.
Phone lines are open 9:00am – 4:00pm.
