Sold houses at Edward Mellor Auction


Over £5.1m Raised At Second November Online Property Auction


All our bidders were ready and tuned in to watch this month’s 2nd online Auction with Edward Mellor, and again it was a great success for the business.

Commencing at 12 pm Wednesday 25th November and lasting nearly four hours, 84 lots of residential, land development opportunities, and commercial properties went under the virtual hammer. A record number of 403 people registered to bid via the internet and proxy which is just 14 people off our highest number of people in attendance online.  58% of our auction was sold, raising £5,145,755.

The guide price was set at £58,000 and a virtual viewing was available which created over 30 requests for attended viewing and an amazing 8 pre-auction offers. Our client’s property was a deceased estate and had had other agents’ value far lower than we suggested. We felt there was an angle to build on the land that the house came with.

We guided carefully at £195,000 and the property received 29 bids and sold for £217,500 11% over the guide and almost 25% over other recommended private treaty prices. A great result!

This 3-bed end-terrace property presented an excellent investment opportunity for any budding buy-to-let investors.

Situated on the border of South Chadderton in what has proved to be a consistently popular and sought after area, the property attracted enormous interest with 30 viewings carried out prior to auction day.

Being sold vacant on completion but previously let at £825pcm, the property guided at £108,000. Bidding began at the reserve and quickly concluded at £154,500 after 42 bids from eight competitive bidders.

The property guided at an attractive price of £100,000 which helped generate quite a lot of interest. After some competitive bidding which saw 23 bids from two very motivated purchasers, the hammer eventually fell on a sale price of £120,000.
